RECOMMENDED ACTION: Motion to accept the bids and award the contract to the low
bidder, CM Construction, for the amount of $193,879.
ISSUE
The City recently received bids for the necessary improvements that need to be performed at the Steeple
Center and Gathering Space prior to the former St. Joseph's School being demolished and also for the new
front steps at the Steeple Center. The bidders were asked to provide separate base bids for the two
projects. The bidding instructions also identified that the bids would be combined and that the lowest
combined bid would be awarded the project. Base Bid #1 is for the building improvements to the Steeple
Center and Gathering Space. The improvements mainly consist of moving utilities in the buildings and
also creating a new outside wall to separate the Gathering Space from the gymnasium of the former St.
Joseph's school. Base Bid #2 is for the construction of the new front steps at the Steeple Center.
There were eight contractors on the plan holders list and the City received bids from six of the
contractors. The six bids are listed below in the bid tabulation spreadsheet.

Staff is recommending the City Council accept the bids and award the contract to the low bidder CM
Construction. Between the two projects, staff expects to be reimbursed approximately $60,000 — $70,000
from grant money the City has access to.
