Specifications for Bella Vista 2nd Addition Street and Utility Improvements, City Project 454.
BACKGROUND:
On August 20,2013 the Rosemount City Council authorized the preparation of an Engineering Feasibility
Report for the Bella Vista Street and Utility Improvements, City Project 433. A copy of the Feasibility
Report is attached. This report addresses the construction of public streets and utility improvements
necessary for the development of Bella Vista residential development.
Bella Vista 2nd Addition Street and Utility Improvements, City Project 454,is the first phase of the Bella
Vista development. The total estimated project cost for Bella Vista 2nd Addition is $1,060,000,which
includes a 10% contingency and 25%indirect costs. Of this amount, $951,000 will be funded by the
developer,U.S. Home Corporation (Lennar). The remaining costs are associated with trunk storm sewer
improvements and will be funded with City Storm Core funds totaling$109,000.
SUMMARY:
Staff recommends Council adoption of a resolution receiving the Bella Vista feasibility report, City Project
433. Staff also recommends Council adopt a resolution ordering the project and authorizing the
preparation of plans and specifications for Bella Vista 2nd Addition Street and Utility Improvements, City
Project 454.

RESOLUTION 2013 -
A RESOLUTION RECEIVING THE BELLA VISTA FEASIBILITY REPORT, CITY
PROJECT 433,
AND
AUTHORIZING THE PREPARATION OF THE PLANS AND SPECIFICATIONS FOR
BELLA VISTA 2ND ADDITION, CITY PROJECT 454
WHEREAS, the City Council deemed it necessary and expedient that the City of Rosemount,
Minnesota, construct certain improvements, to-wit: City Project 454, Bella Vista 2nd Addition Street
and Utility Improvements as described in and in accordance with the Bella Vista feasibility report,
City Project 433,prepared by the City Engineer;and the City Council of the City of Rosemount.
WHEREAS, the City Council has been advised by the City Engineer that said street and utility
improvements are feasible and should best be made as proposed, and the City Engineer's report to
this effect has heretofore been received by Council, and filed with the City Clerk on November 19,
2013.
NOW THEREFORE BE IT RESOLVED, the City Council of the City of Rosemount accepts
the feasibility report for City Project 433 and places it on file.
BE IT FURTHER RESOLVED, the City Council of the City of Rosemount hereby orders the
improvements of the Bella Vista 2ND Addition Street and Utility Improvements, City Project 433.
BE IT FURTHER RESOLVED, the City Engineer is hereby ordered to prepare plans and
specifications for the making of such improvements within the Bella Vista 2nd Addition Street and
Utility Improvements, City Project 433.
ADOPTED this 19th day of November,2013.
