RECOMMENDED ACTION: Motion to recommend the City Council approve the Wilde
Lake Estates Preliminary Plat and PUD with the conditions outlined in the executive
summary.
ISSUE
The Wilde Lake Estates Preliminary Plat is located at the intersection of McAndrews Road and Dodd
Boulevard. The plan includes a total of 14 lots; one lot has an existing house on it. There are also two
oudots that are being proposed by the developer. This development is being proposed as a Planned Unit
Development (PUD). As part of the PUD agreement, staff is recommending that the City accept the two
outlots in exchange for the developer getting additional lots. The two outlots would be the location of a
future regional trail to be built by Dakota County. Staff does recommend that the developer grade the
oudots to allow a 10 foot wide trail to be installed by Dakota County at a later date.
The parks dedication for the thirteen new lots would be .52 acres of land. Staff is recommending that the
City accept cash in -lieu of land for the parks dedication requirement. The cash dedication would be
$44,200 (13 units x $3,400 per unit).
Staff is recommending the City Council approve the Wilde Lake Estates Preliminary Plat and PUD with
the conditions outlined in the executive summary
