RECOMMENDED ACTION: Motion to approve Change Order #1 for the Steeple Center
Addition project to increase the project contract by $39,657.91.
ISSUE
The construction of the new addition to the Steeple Center continues to progress. Three issues have
recently come up that relate to the excavation of the site, the licensing of the new kitchen facility, and an
expanded sheer wall for the elevator.
While excavating for the new project, the contractor dug up a large footing that neither staff, architect nor
the contactor knew was onsite. The cost to cut, remove and haul the extra concrete was $4,845.74.
The original kitchen plan for the new construction included a teaching kitchen. The design followed that
of the new Senior Center’s kitchen in Apple Valley. The teaching kitchen included a number of residential-
type appliances. When our plans were reviewed by the State of Minnesota’s Department of Health, they
requested that our kitchen be built as a commercial-grade kitchen. Due to the direction provided by the
Health Department, staff asked our architect to make the necessary changes required by the state. The
upgraded fixtures will cost $12,739 and the updated mechanical and plumbing will cost $29,449.01.
Due to a change in the elevator size, a sheer wall had to be larger and will cost $356.16.
The attached change order calls for improvements worth $47,389.92 and deductions in the amount of
$7,732.00 for a net increase of $39,657.91.
SUMMARY
Staff is recommending the City Council approve Change Order #1 for the Steeple Center Addition project
to increase the project contract by $39,657.91.
