I wouid like to use this opportunity to remind you that your building, at its current location in town is zoned as "C2 Zoning�� and auto sales or repair/service type establishments are not an allowed used in that zoning district. I would also remind you that as the structiure was designed and built it was never designed by the building code fore an auto service establishment. The entire structure is currently classified as a "B2" occupancy under Chapter Five (5) of the IIniform Building Code and any change in use from ��B2" would be considered a code violation. An auto repair garage is classified as a "B1" or an "H4�� occupancy, depending on the exact use. There are ways, however, to change your current zoning and methods of constructions which under certain circumstances would allow you to legally change your "use" and "occupancy classifications" in this building. If indeed you are considering commitment of building space to an establishment such as this, I would recommend that you first discuss your property and its proper zoning options with City planning staff and then contact myself for an outline on the required permits and methods of construction which could make this a legal occupancy.
