ATTACHMENTS: Location Map, Preliminary Plat, Sidewalk APPROVED BY: dds Plan and Final Plat RECOMMENDED ACTION: Motion to recommend approval of the preliminary plat and final plat with the City collecting cash in lieu of land to satisfy the parks dedication requirement for 169 units, which is $574,600 (169 units x $3,400 per unit), as detailed in the City's subdivision ordinance. ISSUE CalAtlantic Homes (formerly Ryland Homes) has submitted a preliminary plat for 169 single family residentia,l lots and a request to final pla,t 23 of the lots on 72.26 acres of la.nd tha,t is located east of the e�usting Gxeystone Development and south of Bonaixe Path.There are railxoad tracks located north of the property being proposed for development and farm fields to the east. Included in the Commission packet are a location map identifying where the development will take place,the preliminary plat,the final plat and a sidewalk plan. The Parks and RecYeation Department staff recently reviewed the development pla,ns and has the following comments: PARKS DEDICATION The parks dedication requirement for the 169 units in the Greystone 3rd addition is eitheY 6.76 acYes of land or cash in lieu of land. Because the existing Greystone Development a,rea has alreadp,dedicated land that is being developed as a public park, sta.ff is xecommending that the developeY pay cash in lieu of land . to fulfill their parks dedication requirement. The cash in lieu of land dedication for 169 units is $574,600 (169 units x$3,400 pex unit). TR.AILS and SIDEWALKS The trail and sidewalk amenities appear to be designed in a manner that works towaxd the City's goal of having a well-connected community. Staff is not recommending any changes to the pla.n. SUMMARY Sta.ff is recommending approval of the preliminary plat and final plat and that the City collect cash in lieu of land to satisfy the parks dedication requirement for 169 units,which is $574,600 (169 units x$3,400 per unit), as detailed in the City's subdivision ordinance.
