EXECUTIVE SUMMARY
ISSUE
Contractor Property Developers Company (CPDC) has applied for final plat approval to plat the outlot
parcel of land into a lot for the clubhouse in the Harmony development.
BACKGROUND
Apphcant: Contractor Property Developers Company
Location: Southwest corner of 135 Street West and Brockway Ave. (the round -about intersection).
Current legal description. Outlot B, Harmony Addition
Final plat legal description: Lot 1, Block 1, Harmony 4th Addition
Lot area- 2 05 acres
SUMMARY
This lot is being platted for construction of the Harmony clubhouse site. The property is currently
recorded as Outlot B, Harmony Addition. The Harmony Addition was the first plat that subdivided the
Brockway area into lots for the fast phase of development and as a senes of outlots for future phases.
The final plat is found to be in substantial compliance with the preliminary plat previously approved. The
site is generally the same size and shape and is consistent with the approved Master Development Plan
The resolution lists condmons of approval relating to dedication of necessary easements for utilities and
trails

RESOLUTION 2006
A RESOLUTION APPROVING THE FINAL PLAT
FOR HARMONY 4TH ADDITION
WHEREAS, the Community Development Department of the City of Rosemount received an
apphcation from Contractor Property Developers Company "CPDC requesting a Final Plat for
Harmony 4th Addition, legally described as.
OudotB, HARMONY ADDITION, according to the recorded plat thereof, Dakota County, Minnesota
WHEREAS, on February 28, 2006, the Planning Commission of the City of Rosemount reviewed
the Final Plat for Harmony 4th Addition located on the southwest corner of 135th Street West and
Brockway Avenue; and
WHEREAS, the Planning Commission adopted a motion to recommend that the City Council
approve the Final Plat for Harmony 4th Addition, subject to conditions; and
WHEREAS, on March 21, 2006, the City Council of the City of Rosemount approved the Final
Plat for Harmony 4th Addition after reviewing the Planning Commission's reconunendatton and the
Final Plat; and
NOW, THEREFORE BE IT RESOLVED, the Council of the City of Rosemount hereby
approves the Final Plat for Harmony 4th Addition, subject to:
1. Payment and secunttes of all Engineering fees as outlined in Exhibit A attached hereto and
incorporated herein.
2. Recording of a 10 -foot wide public trail easement over the trails that are accessible from the
future pubhc park and the clubhouse area and connecting to 135th Street West and
Brockway Avenue.
ADOPTED this 21st day of March, 2006 by the City Council of the City of Rosemount.
