Staff tecommends the approval of the Easement Vacation with one condition
ISSUE
On Maich 4, 2006, the City approved the JJT Business Park 1 "Addition that created two lots (one of
which b1RCI is currently being constructed) and one outlot. All outlots platted within Rosemount are
recorded with a drainage and utihry easement over the enure outlot On tonight's agenda, there is a
request to plat JJT Business Park 2 Addition which divides Outlot A of JJ"I' Business Paik 1" Addition
into one lot (for the consuucuon of a building for Industrial Suip]us) and a new outlot Before the JJT
Business Park 2" Addition can be recorded, the City must a st vacate the drainage and utility easements
from Outlot A. of AT Bminei‘s Part. 1' Addition

RESOLUTION 2006-
A RESOLUTION APPROVING THE VACATION OF THE DRAINAGE AND UTILITY
EASEMENTS OF THE ENDRES PROPERTIES ADDITION
WHEREAS, the Community Development Department of the City of Rosemount received an
application from JJT Financial, LLC requesting Preliminary- Plat and Final Plat concerning the
existing 35 35 acre property along Bouldei Avenue into one business park lot and one outlot, legally
described as.
Outlot A, JJT Business Park 1" Addition, Dakota County
WHEREAS, on October 24, 2006, the Planning Commission of the City of Rosemount re raved
the Preliirunary Plat and Final Plat for JJT Business Park 2nd Addition, and
WHEREAS, on October 24, 2006, the Planning Commission of the City of Rosemount conducted
a public hearing for review of the Preliminary Plat and Final Plat application as required by
Ordinance B, the Subdivision Regulations, and
WHEREAS, the Planning Commission adopted a motion to recommend that the City Council
approve the Prehminary Plat and Final Plat subject to conditions, and
WHEREAS, the vacation of the extsting drainage and utility easements of Outlot A, JJT Business
Park 1t Addiuon is requited befoie the Final Plat can be rccotded for the JJT Business Park 2
Addition, and
NOW, THEREFORE, BE IT RESOLVED, the Council of the City of Rosemount hereby
approves the Vacation of the Drainage and Utility Easements of Outlot A, JJT Business Park 1't
Addition legally described as
