Buildings and the Accessory Structure at Steeple Center
BACKGROUND
In February, 2006, the City Port Authority closed on the purchase of the Genz Ryan property for future
redevelopment opportunities. At one time, Kraus Anderson entered into a purchase agreement with the
City and received approvals for two office buildings of approximately 30,000 square feet. Their anchor
tenant decided not to locate at the site, and the property has remained vacant ever since.
Currently the site is used for some public and private storage. However, there are issues associated with
the buildings and they will continue to deteriorate unless significant improvements are made. There are
also security issues associated with the vacant buildings.
From a redex elopment perspective, staff believes the site would look more appealing vacant rather than
with the existing structures. There are funds available for demolition from city revenues associated with
the SK13 operation. This item was unbudgeted but the excess revenues provide for the demolition
opportunity. Included in the bid package is demolition of the garage located in the parking area of the
Steeple Center. Removal of the garage will allow the City to reorganize the parking for the Center and
should improve circulation and increase parking spaces.
LOCATION
The Genz R} an property is comprised of three lots located at 14745, 14755, and 14785 Robert Trail South.
The garage slated for demolition is located in the north parking area of the Steeple Center.
PROPOSAL
The proposal will remove all structures and all hard surface on the Genz Ryan property. The exception will
be to maintain blacktopping near the southern curbcut to allow Master Transmission unimpaired access.
All fencing, gates, and any other structures or ancillary features will also be removed. Vegetation in the
back of the site will be removed to the extent necessary to remove fencing. Fill will be brought onto the
site to maintain positive drainage from west to east; so run -off flows into existing catch basins. The
property will be maintained as lawn until a future development opportunity occurs.
The garage located at the north end of the parking lot at the Steeple Center will be removed along with the
concrete floor. Class 5 gravel will be installed so the area is relatively even with the surrounding pavement.
SUMMARY
Staff recommends Council receive the plans and specifications and ratify the advertising for bids for the
demolition of the Genz Ryan buildings and the accessory structure at the Steeple Center.

RESOLUTION 2010 -
A RESOLUTION RECEIVING THE PLANS AND SPECIFICATIONS
AND RATIFYING ADVERTISEMENT OF BIDS FOR
DEMOLITION OF FORMER GENZ RYAN SITE AND
STORAGE BUILDING AT THE FORMER ST. JOSEPH'S SCHOOL
WHEREAS, the City Council of the City of Rosemount has ordered the preparation of plans and
specifications for the demolition former Genz Ryan site and storage building at the former St. Joseph's
School, and such plans and specifications have been presented to this Council for approval.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Rosemount,
Minnesota:
1. Such plans and specifications are hereby approved and ordered placed on file in the office of the
City Clerk.
2. The City Clerk shall prepare and cause to be inserted in the official City newspaper and the
Finance and Commerce an advertisement for bids upon the making of such improvements
under such approved plans and specifications.
3. The advertisement shall be published in each of said publications at least once not less than one
(1) weeks before the date set for opening bids, specified the work to be done, stating the bids
will be publicly opened on November 30, 2010 at 10:00 o'clock a.m. at the Rosemount City Hall
in said City, and that no bids will be considered unless sealed and filed with the City Clerk and
accompanied by a cash deposit, cashier's check, bid bond or certified check payable to the City
Clerk for five (5 0/6) percent of the amount of such bid.
4. Such advertisement for bids is hereby ratified by the Council.
