RECOMMENDED ACTION:
1. Motion to adopt a resolution approving the final plat for Evermoor Glendalough 4th
Addition subject to conditions.
2. Motion to authorize the execution of the Subdivision Agreement for Evermoor
Glendalough 4th Addition.

ISSUE
BACKGROUND
Applicant & Property Owner(s): Lundgren Brothers
Location: North of Connemara Trail, west of Highway 3, east of
Evermoor Parkway
Number of Lots /units: 19 Single Family Lots for Traditional Housing.
Current Zoning: R -1, Low Density & Evermoor PUD
SUMMARY
The applicant, Lundgren Brothers, requests final plat approval for Evermoor Glendalough
4 th Addition to plat 19 Single Family Lots. Glendalough is the "Traditional Housing
Neighborhood" section of Evermoor. As part of the PUD, this neighborhood has reduced
setbacks in exchange for enhanced architecture, front porches, and recessed or side loaded
garages.
The final plat has been compared with the approved preliminary plat and generally found to
be consistent. The Outlot on Block 1 was eliminated and replaced with easements. This in
turn allowed the expansion of Lot 6.
