Minor PUD Amendment for Rosemount Commons (Claret Springs East)ra n CITY OF ROSEMOUNT EXECUTIVE SUMMARY FOR ACTION City Council Meeting Date: June 3, 2003 AGENDA ITEM: Minor PUD Amendment for Rosemount Commons (Claret Springs East) AGENDA SECTION: Consent PREPARED BY: Jason Lindahl, Assistant Planner AGENDA ATTACHMENTS: Site Map, Draft Resolution APPROVED BY: Applicant: Wensmann Homes Property Owner(s): Claret Springs East Association Location: East side of Chippendale Avenue between Wachters Lake and Secure Mini Storage Area in Acres: Approximately 27 acres Comp. Guide Plan Desig: Business Park Current Zoning: Business Park 4 (PUD for Multi - housing) SUMMARY The original applicant, Heritage Development, designed and received development approval for this site under the name Rosemount Commons. Later, the site was purchased by Wensmann Homes and developed as Claret Springs East. The original plan called for a perimeter trail around the development. Unfortunately, the grading plan was not coordinated with the landscape and trail plan and the proposed location of the original trail is not practical. As a result, the applicant has resigned the trail to extend from the northeast corner of the private street to the gazebo located in the northeast corner of the site and from the southwest corner of the private street to the off street trail along Chippendale Avenue. Staff is confident that this design will serve the pedestrian circulation needs for the residents of this development. RECOMMENDED ACTION: Motion to adopt a resolution approving the minor amendment to the Rosemount Commons Residential Planned Unit Development.
