Nature of Request: A 30 ft. wide parcel to be detached from one property and recombined
with the adjacent property to the south.
Current Zoning: R-1 A, Low Density Residential
Parcel summary: A. 1.31 ac. (57,262 sq. ft.) 14540 Dodd Blvd., including (B)
B. 0.1 ac. (4,380 sq. ft.) proposed parcel to be transferred to (C)

SUMMARY
This request to transfer a fragment of land between two adjacent properties qualifies as an exception to the
platting and public hearing requirements of the subdivision ordinance. This exception exists because no new
dots or parcels are being created. Neither of the two properties are platted.
Glen Uitdenbogerd (14625 Chippendale Ave.) is acquiring 30 feet of land from his father's property, which is
adjacent to the north (14540 Dodd Blvd.). Both properties are somewhat irregular in typical lot dimensions,
given their age and location. The northerly property is a corner lot on Chippendale Ave. and Dodd Blvd., and
the southerly property fronts on Chippendale Ave.
The transfer of property does not create or result in any non - conforming issues, as long as the transferred parcel
is recombined with the southerly property (14625 Chippendale Ave.) The remaining parcel A (14540
Chippendale Ave.) will still be 1.2 acres in size. It remains large enough that future requests for subdivision can
be anticipated, that would likely depend on variances given the depth of the property from Chippendale Ave.
Staff will recommend approval with several conditions:
1. Parcel B will convey 17 feet of additional right of way so as to be consistent with Parcel C with 50
feet of right -of -way (to the center of Chippendale Ave.).
2. G. I. S. fees should be required because of the reconfiguration of lot lines.
3. Parcel B shall be recombined with Parcel C.
RECOMMENDED ACTION:
Motion to adopt a resolution approving the Lot split / Combination for 14540 Dodd Blvd. and 14625
Chippendale Ave. with conditions.

A RESOLUTION APPROVING THE
COMMON BOUNDARY LINE RELOCATION
FOR GLEN UITDENBOGERD
WHEREAS, the Planning Department of the City of Rosemount received an application from
Glen Uitdenbogerd to relocate the common boundary line separating the following described
parcels:

PARCEL A
That part of the Northeast Quarter of the Southeast Quarter of Section 30, Township 115,
Range 19, described as follows, to -wit:
Commencing at a point on the east line of said Section 30 (which point is on the
centerline of Dodd Boulevard, as the same is now located), said point being 81.47 feet
south of the northeast corner of said Northeast Quarter of the Southeast Quarter of said
Section 30, thence south along said section line a distance of 431 feet; thence west at a
right angle to said section line a distance of 146 feet; thence north on a line parallel to the
east section line a distance of approximately 350 feet, more or less, to the centerline of
Dodd Boulevard; thence northeasterly in a straight line along the centerline of said Dodd
Boulevard, as the same is now located, to the point of beginning, according to the
Government Survey thereof.
PARCEL C (EXISTING GLEN UITDENBOGERG PROPERTY)
That part of the Northeast Quarter of the Southeast Quarter of Section 30, Township 115,
Range 19, described as follows:
Commencing at a point on the east line of said Section 30, 512.47 feet south of the
Northeast corner of said Northeast Quarter of the Southeast Quarter of said Section 30,
thence west at a right angle to said east section line, a distance of 140 feet; thence
southwest at an angle to the left of 39 degrees 48 minutes 20 seconds a distance of 78.10
feet; thence south on a line parallel to said east section line a distance of 71.96 feet;
thence east a distance of 200 feet to a point on said east section line 121.96 feet south of
the point'of beginning; thence north along said east section line to the point of beginning;
except the east 50 feet thereof, according to the Government Survey thereof
WHEREAS, relocation of the common boundary line will not result in any variances or lot
deficiencies in the RI -A Low Density Residential zoning district; and
WHEREAS, the Subdivision Ordinance allows for City Council approval of a common
boundary line relocation if there are no new parcels created by the relocation;
NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby
approves the relocation of the common boundary line separating Parcel A and the Parcel C
(Existing Glen Uitdenbogerd property), resulting in the following legal descriptions and subject
to:
Parcel B will convey 17 feet of additional right -of -way so as to be consistent with Parcel
C with 50 feet of right -of -way (to the center of Chippendale Avenue).
