Guide Plan Desig: Transition Residential Current Zoning: R -1 low Density Single Family (with PUD) M SUMMARY The PUD Amendment request has been made to reintroduce the pool to the private amenity area of Glendalough, the "Traditional Housing" component of Evermoor. Lundgren Bros. have constructed seven other neighborhood amenity parks that contain pools (see attached list). The private park amenities proposed at the hub -like connection between the wooded area and the neighborhood will now include: A gazebo / picinic facility; play - structure, basketball %2 court; and now a pool. There is also extensive landscaping and a public walking trail that was anticipated as part of the development. This is intended to be a private park area serving the Glendalough neighborhood. Originally, this area anticipated a walking trail leading to a stand of trees beyond rear yards, suggesting more of a passive recreational quality. In May of last year, the City Council approved the amendment excluding the pool. With the pool now reintroduced, staff is treating this as a minor amendment that only requires Council approval. If Council feels that this should be a major amendment, then Staff will schedule a public hearing with the Planning Commission. POOL AMENITY SITE PLAN The pool will measure 30 ft. x 60 ft., and will be surrounded by a concrete apron ranging from 15 to 20 feet wide. The side closest to Coachford Path will have a 20 ft. setback (pool will be 40 ft.). A boulder retaining wall and trellis for shade will provide further separation from the street. This setback will be consistent with the typically reduced setbacks in the Glendalough neighborhood. In addition, there will be a bath house and a mechanical room behind the pool. RECOMMENDED ACTION: Motion to adopt a resolution approving the Amendment to the Planned Unit Development for Evermoor Glendalough subject to: 1. City Attorney approval of revised homeowner association documents as needed. 2. Execution of a PUD Amendment agreement in a form acceptable to the City Attorney. 3. Conformance with building and grading permit requirements as needed for site development. CITY COUNCIL ACTION: CITY OF ROSEMOUNT DAKOTA COUNTY, MINNESOTA RESOLUTION 2003- A RESOLUTION APPROVING A CONCEPT FOR A MINOR AMENDMENT TO THE PLANNED UNIT DEVELOPMENT FOR EVERMOOR GLENDALOUGH WHEREAS, the Planning Department of the City of Rosemount received an application from Lundgren Bros. for approval of a major amendment to the Planned Unit Development for Evermoor Glendalough; and WHEREAS, on March 6, 2003, the City Council of the City of Rosemount reviewed the application for a minor amendment to the Planned Unit Development for Evermoor Glendalough. NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby approves a concept for a minor amendment to the Evermoor Glendalough subject to: 1. City Attorney approval of revised homeowner association documents as needed. 2. Execution of a PUD Amendment agreement in a form acceptable to the City Attorney. 3.
