Applicant & Property Owner: Wensmann Homes Location: South side of new Connemara Trail, north of Schwarz Pond Park Nature of Request: Develop amenities in the open space between the two buildings. SUMMARY Wensmann Homes is requesting an amendment to the Planned Unit Development for site amenities in Bards Crossing, the Senior Condominiums anticipated in the southeast corner of Evermoor, adjacent to Schwarz Pond Park. The amenities will be located in a courtyard area enclosed by the buildings and parking lot. They include: a pool; poolhouse with restrooms and a kitchen; patio; hot tub; landscaping, trellis and hot tub. Staff is treating this as a minor amendment to the PUD, as it does not materially affect surrounding land uses or other neighborhoods within the PUD. Some of the discussion amongst staff members questioned whether the amenities might better serve the residents by being enclosed within one of the buildings. However, there is no basis for requiring that the pool area be enclosed. Staff does recommend that the pool area be enclosed by fencing in accordance with applicable standards, and be visually screened from surrounding residential uses and right -of -way. The poolhouse design is intended to mimic some of the character of the condominium buildings with accented vertical lines. It has a very steep roof pitch and a cupola. Although mostly constructed of wood, it has brick wainscoting. RECOMMENDED ACTION: Motion to approve the minor PUD Amendment for Bards- Crossing pool amenities subject to conformance with applicable city and building codes.
