SUMMARY
Staff is proposing that there be a zoning standard for minimum building size in Commercial,
Business Park and Industrial Districts. The reason for this is to help developers find sites that are
appropriate for their needs. The incentive for the City is to insure that land is not under - utilized,
thus contributing to urban sprawl. The example that motivates this discussion is a recent
Industrial site of ten acres that hosted a 9,000 sq. ft. building. Approximately 2% of the site was
covered by building. In contrast, Cannon Equipment in the Business Park is about 100,000 sq.
ft., or about 22 % of a similarly sized site. Assuming that many developers want the ability to
expand, perhaps a minimum building coverage standard would amount to 10% (45,000 sq. ft.).
Staff is seeking Council direction to proceed with some research for other examples and initiate
the amendment process.
