Staff has been working with developers and property owners regarding the development of land
east of Biscayne Avenue that will require decisions made on the alignment and design of
Connemara Trail. Connemara Trail is a collector street that will eventually extend east of South
Robert Trail, encounter two railroad crossings and ultimately connect to Akron Avenue near the
140 Street alignment.
St. Joseph's Catholic Church is negotiating with the Nelson family for 30 acres of land north of
the Biscayne Pointe development. Connemara Trail will define the north edge of the new church
campus. At the same time, Centex is planning the future phases of the Bloomfield development,
which accommodates a portion of Connemara. The Development Review Committee has
discussed issues relative to Connemara Trail that take it beyond the Comprehensive Plan
assumptions and move into more of a design mode that needs to be discussed by the Council.
With Council direction, the location and alignment of the street can be "fixed ", thus providing
specific direction for developers. WSB has prepared a "study map" which suggests various
alternatives to the street alignment. At the same time, the relative merits of grade separating the
railroad crossing on the north side of Bloomfield should also be discussed.
