Guide Plan Desig: Business Park Current Zoning: Business Park 4 (PUD for Multi- housing) Nature of Request: To install a trail along the pond connecting Chippendale Ave. to the pond and gazebo, but not install the trail along the east side. SUMMARY This development was originally designed by Heritage Development and approved by the City Council as Rosemount Commons. Subsequently, Wensmann Homes purchased the property and built it as Claret Springs East. In finishing up the developer's responsibilities, Wensmann is ready to install a walking trail. However, there is a problem. The landscaping plan apparently was not coordinated with the grading plan. The result is a substantial berm alongside the railroad tracks with a trail along the top. The trail would be at the same elevation as the second story windows on the houses nearest to the tracks. The other issue is the grades "ramping" the trails up to the top of the berms. In other words, the trail is not practical in the indicated location. Wensmann is willing to install the trail along the northern perimeter of the development, and also link the southwest corner of the private street to Chippendale Avenue. The trail will be owned and maintained by the homeowners association. No public hearing or Planning Commission review is required. RECOMMENDED ACTION: Motion to adopt a resolution approving the minor amendment to the Rosemount Commons Residential Planned Unit Development. CITY COUNCIL ACTION: f 0 CITY OF ROSEMOUNT DAKOTA COUNTY, MINNESOTA RESOLUTION 2001- A RESOLUTION APPROVING THE MINOR AMENDMENT TO THE PLANNED UNIT DEVELOPMENT FOR ROSEMOUNT COMMONS (CLARET SPRINGS EAST) WHEREAS, the Planning Department of the City of Rosemount received an application from Wensmann Homes for approval of a minor amendment to the Planned Unit Development for Rosemount Commons (Claret Springs East); and WHEREAS, on October 2, 2001, the City Council of the City of Rosemount reviewed the application for a minor amendment to the Planned Unit Development for Rosemount Commons (Claret Springs East). NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby approves the minor amendment to the Planned Unit Development for Rosemount Commons (Claret Springs East). - ADOPTED this 2 °a day of October, 2001, by the City Council of the City of Rosemount.
