Nature of Request: To shift a common boundary line west, transferring 2,508 sq. ft. from the westerly
Ervasti property to the easterly Rolfing property.
SUMMARY
This request to relocate a common boundary line between two properties is an exception to the subdivision
ordinance. The properties are metes and bounds, so the request can go straight to the City Council for action.
This action will solve an encroachment problem for the driveway and parking area on the Rolfing property.
Currently, the boundary line between the two properties splits the Rolfing driveway. The widened parking area
and part of the driveway west of the Rolfing garage is actually on the Ervasti property. The line will shift to
align with a mature Lilac hedge which is the "visual" boundary separating the properties. Therefore, because
the action solves a problem, staff is in support of the request.
The action is not a subdivision, as no new stand -alone parcels or lots are being created. Council may recall a
similar action, which was approved for Mr. Henry Fox along Emery Avenue. No public hearing or Planning
Commission review is required.
RECOMMENDED ACTION:
Motion to adopt a resolution approving the common boundary line relocation for Wesley Rolfing and Kevin
Ervasti.

RESOLUTION 2001-
A RESOLUTION APPROVING
THE COMMON BOUNDARY LINE RELOCATION
BY WESLEY ROLFING & KEVIN ERVASTI
WHEREAS, the Community Development Department of the City of Rosemount received an
application from Wesley Rolfing and Kevin Ervasti for approval of a lot combination concerning
properties located at 14930 Dodd Blvd. and 14950 Dodd Blvd. in Rosemount, Minnesota, legally
described as follows, to -wit:
PARCEL A
That part of the Southwest Quarter of Section 30, Township 115, Range 19, Dakota County,
Minnesota described as follows: Commencing at a point on the south line of said Southwest
Quarter of Section 30, Township 115, Range 19, said point being 763.0 feet east of the
Southwest corner thereof; thence continuing east, along said south line, a distance of 280.0 feet;
thence north, at right angles, a distance of 410.0 feet to the centerline of Dodd Road; thence
South 62 degrees 48 minutes West, along said centerline of Dodd Road, a distance of 314.8 feet;
thence South, a distance of 266.0 feet to the point of beginning.
PARCEL B
That part of the Southwest Quarter of Section 30, Township 115, Range 19, Dakota County,
Minnesota described as follows: Commencing at a point distant 1043.0 feet east (measured
along the south line of said Section 30) of the Southwest corner and 242.0 feet north of the south
line thereof (measured at right angles); thence East, parallel to said south line, a distance of 125.0
feet; thence North, at right angles, a distance of 220.0 feet to the centerline of Dodd Road; thence
southwesterly, along said centerline of Dodd Road, to a point directly north of the point of
beginning; thence South 168.0 feet to the point of beginning.
WHEREAS, on August 21, 2001, the City Council reviewed the lot combination for Wesley
Rolfing and Kevin Ervasti.
NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby
approves the lot combination for Wesley Rolfing and Kevin Ervasti, resulting in the following
legal description:
PARCEL A
That part of the Southwest Quarter of Section 30, Township 115, Range 19, Dakota County,
Minnesota described as follows:

Beginning at a point on the south line of said Southwest Quarter of Section 30, Township 115,
Range 19, said point being 763.0 feet east of the Southwest corner thereof, thence continuing

Minnesota described as follows: Beginning at a point in the Southwest Quarter of Section 30,
Township 115, Range 19, said point being 1043.0 feet east of the Southwest corner and 242.0
feet north of the south line thereof (measured at right angles); thence East, parallel to said south
line, a distance of 125.0 feet; thence North, at right angles, a distance of 220.0 feet to the
centerline of Dodd Road; .thence southwesterly, along said centerline of Dodd Road, to a point
directly north of the point of beginning; thence South 168.0 feet to the point of beginning.
TOGETHER WITH the following described parcel of land: Beginning at a point in the
Southwest Quarter of Section 30, Township 115, Range 19, said point being 1043.0 feet east of
the Southwest corner and 242.0 feet north of the south line thereof (measured at right angles);
thence northerly, at right angles to the south line of said Southwest Quarter, to the centerline of
Dodd Road; thence southwesterly, along said centerline a distance of 24.39 feet; thence
southeasterly a distance of 161.27 feet to a point 8.00 feet west from the point of beginning;
thence east a distance of 8.00 feet to said point of beginning.
