The Kohouts recently purchased their home (12995 Bengal Ave.) from Bruce Pylkas. Both property owners jointly own a 67 foot wide strip of land #hat is adjacent to all three lots. The request would split the 67 foot wide parcel into three which would then be combined with each corresponding lot, hence the consolidation. The subdivision ordinance allows this process as an option for property owners to consolidate fragments of land, some of which might be unbuildable separately. In this case, three currently non - conforming lots in the Rural Residential District will be improved with an additional 67 feet of lot depth added. The incentive to the City is that the 67 ft. wide strip which is essentially unbuildable will be absorbed by adjacent existing lots. No new lots are being created by this process. RECOMMENDED ACTION: Motion to adopt a resolution approving the consolidation of land requested by Paul & Mary Schmidt and Jason & Angela Kohout.
