Location: Outlot A, Carrousel Plaza South West and south of the movie theater Property Owner(s): Carlson Properties Area in Acres: 8.33 Comp. Guide Plan Desig: Business Park Current Zoning: BP -3 Nature of Request: Lot Split into two parcels consistent with approved Preliminary Plat. SUMMARY Heritage Development is requesting approval of a lot split to purchase to townhouse development property from Carlson Properties. Carlson would retain ownership of the corner remnant ( Outlot A). The division is consistent with the parcels as defined on the approved preliminary plat. m RECOMMENDED ACTION: Motion to adopt a resolution approving the lot split for Outlot A, Carrousel Plaza South CITY COUNCIL ACTION: CITY OF ROSEMOUNT DAKOTA COUNTY, MINNESOTA RESOLUTION 2000 A RESOLUTION APPROVING THE LOT SPLIT FOR HERITAGE DEVELOPMENT OF MINNESOTA, INC. WHEREAS, the Planning Department of the City of Rosemount received an application from Heritage Development of Minnesota, Inc. for approval of a division of property, said property legally described as: Outlot A, Carrousel Plaza South, Dakota County, Minnesota. WHEREAS, the Planning Commission of the City of Rosemount conducted a public hearing on August 8, 2000, as required by the subdivision ordinance for the purpose of receiving testimony regarding the Final PUD Development Plan and Preliminary Plat for Carrousel Plaza South; and, WHEREAS, the Planning Commission adopted a motion to recommend approval of the Final PUD Development Plan and Preliminary Plat for Carrousel Plaza South to the City Council with conditions; and, WHEREAS, the requested lot split is consistent with the preliminary plat; and WHEREAS, on October 17, 2000, the City Council of the City of Rosemount reviewed the recommendation forwarded by the Planning Commission; NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby approves the division of the above referenced parcel resulting in the following described parcels: Parcel A That portion of Outlot A, Carrousel Plaza South lying northerly of the Westerly extension of the South line of Lot 1, Block 1, Carrousel Plaza South. Subject to a perpetual easement for ingress, egress, utilities and drainage purposes over the south 30.00 feet thereof, Dakota County, Minnesota. Parcel B Parcel 1: Outlot A, Carrousel Plaza South, except that part thereof lying northerly of the Westerly extension of the South line of Lot 1, Block 1, Carrousel Plaza South, Dakota County, Minnesota. Parcel 2: Outlot A, South Rose Park Addition Replat, except that part of said Outlot A lying within Minnesota Department of Transportation Right of Way Plat No. 19 -79, Dakota County, Minnesota. Resolution 2000- BE IT FURTHER RESOLVED, the approval of this lot split is subject to: 1. Recording of cross- access easements and joint maintenance agreements among all of the adjoining parcels. 2. Payment of park dedication for Outlot A and G.I.S. fees for the subdivision. 3. Outlot A shall be platted prior to issuance of any building permits.
