This item is another step in the process of rezoning land in conformance with the Comprehensive
Plan. Previously, the Business Park land and remaining Chippendale /42 (McNamara) land had
been rezoned. This next step centers around rezoning Agriculture land to R -1 Low Density
Residential in the current or future MUSA (Metropolitan Urban Service Area). This area is
predominately north of CSAH 42 and east of TH 3 extending to Akron Ave. and north to include
the land east of Bacardi Avenue within one mile of 135' Street.
It should be noted that no land currently zoned for Rural Residential use will be rezoned to R -1
or some other urban district. Only land currently zoned Agriculture, Industrial Park or
Community Commercial will be rezoned that are already designated as Urban Residential in the
Comprehensive Plan.
