Some facts about the property include: • The building is located on two parcels that would normally be standard residential lots in this area ... 13,500 and 15,000 square feet. • The building is 2,400 square feet with a combined estimated market value (by Dakota County)that equals $57,800 of which$27,000 is for the building; it was constructed in 1971. • The property is currently for sale by Edina Realty at a list price of$175,000. • The property is currently zoned Low Density Residential (R-lA), which allows single family detached dwellings;the existing business is a non-conforming use. The property is guided for Urban Residential. Staff will provide complete further evaluation and provide additional information as directly by�he City Council. An inspection of Roy's Sports Center reveals many violations under the Zoning Ordinance. This Ordinance, Section 4.9, states that trash,junk, and junk vehicles are not allowed to be stored outside. Currently the fenced area of Roy' Sports Center contains an enumerable amount of violations of this Ordinance. These items include, but are not limited to the following: old snowmobiles and snowmobile parts, old bicycles and bicycle parts, old lawn mowers and lawn mower parts, and old garden tillers. In fact,most of what is being stored on the property is in violation of this Ordinance. There are also two vehicles being stored there which under City Ordinance 8-2-2 are defined as junk. All of the above items discussed need to either be removed or stored in an enclosed authorized structure such as a garage. The Police Department expects that the above violations will be brought into compliance by July 4, 1999. I have enclosed a copy of the pertinent Ordinances for your review.
