5UMMARY
The attached final plat is intended for the first phase of construction of Geronime Pond. The Planned Unit
Development was approved in November, 1996 to include single family detached and attached lots. The first
phase will consist of mostly single family detached adjacent to the e�sting Winds Crossing and Valley Oaks
neighborhoods to the north and the Shannon Pond East area which is currently under construction to the west.
The second phase will consist of the remainder of the twin homes. Twin homes will be built on either end next
to the phase two area so that the neighborhood should generally be aware of the future development.
The final plat is consistent with the approved preliminary plat and staffwill reeommend that it be approved.
On May 27, 1997, the Planning Commission discussed the final plat and adopted a motion to recommend
approval. The Commissioners questions focused upon the phasing of the development and the timing of
Chippendale Avenue and 160th Street improvements. Previously, the Planning Commission recommended in
favor of the rezoning of Geronime Pond to R-1, Single Family detached Residential and R-2, Single Family
attached Residential as appropriate.

New Business: Herita�e Develoament Final Plat
Mr. Pearson presented the Final Plat for the first phase of the Geronime Pond development. This
first phase consists of mostly single family detached homes located adjacent to the Winds Crossing
and Va11ey Oaks neighborhoods and the Shannon Pond East development. A separate final plat will
be submitted at a later date for the twin homes to be constructed in the second phase of this
development.
There was discussion concerning upgrades to the park, landscaping, and the bike trail.
MOTION by Shoe-Corrigan to recommend that the City Council approve the final plat for
Geronime Pond subject to the execution of a subdivision development agreement to secure public
infrastructure, park dedication, GIS and other development related fees. Seconded by Weisensel.
Ayes: Shoe-Corrigan, Weisensel, and Droste. Nays: 0. Motion carried.

Mr. Rogness summarized the i y the Met Council pertaining to growth
estimates for Rosemount. Mr s prese itional reports on residential building permits
issued in 1996 in t politan area, including compai tween the counties and cities. In
comparis een the metropolitan cities, Rosemount placed ten number of multifamily
permits issued. In 1996, Rosemount issued building permits for 130 si ily units and

THE CITY COUNCIL OF THE CITY OF ROSEMOUNT, MINNESOTA, ORDAINS AS
FOLLOWS:
Section 1. Ordinance B, adopted September 19, 1989, entitled"City of Rosemount
Zoning Ordinance, "is hereby amended to rezone fram Agriculture to R-1, Single Family
Residential Detached and R-2, Single Family Residential Attached the following described
property located within the City of Rosemount,Minnesota, to-wit:
Geronime Pand, Dakota County Minnesota• Which had previously been described as:

Subject and together with a11 easements of record.

republished to show the aforesaid rezoning, but the Clerk sha11 appropriately mark the said zoning
map on file in the Clerk's office for the purpose of indicating the rezoning hereinabove provided
for in this Ordinance and all of the notation references and other information shown thereon are
hereby incorporated by reference and made a part of this Ordinance.
Section 3. This ordinance shall be effective immediately upon its passage and publication
according to law.

RESOLUTION 1997-
A RESOLUTION APPROVING
THE FINAL PLAT FOR GERONIME PUND
WHEREAS,the Planning Department of the City of Rosemount received an application for final
plat approval submitted by Heritage Development of Minnesota as required by ordinance for the
purpose of a single family detached and attached residential development on land legally described
as:
The Southeast Quarter of the Southeast Quarter, Section 31, Township 115,Range l ,
Dakota County,Minnesota, EXCEPT the South 175 feet of the East 325 feet thereof.
WHEREAS,the Planning Commission of the City of Rosemount reviewed the final plat
application for Geronime Pond at their regular meeting on May 27, 1997; and,
WHEREAS,the Planning Commission adopted a motion to recommend approval of the final plat
to the City Council as required by the Subdivision Ordinance; and,
WHEREAS,the City Council of the City of Rosemount reviewed the final plat application as
required by the Subdivision Ordinance on June 3, 1997.
NOW,THE1tEFORE,BE IT RESOLVED,the City Council of the City of Rosemount hereby
approves the final plat for Geronime Pond subject to:
1. Conformance with the applicable specified conditions of Resolution 1997-10;
2. Execution of a subdivision agreement to secure public infrastructure and including
recommendations relative to grading, utilities, easements, ponding, streets and public
infrastructure requirements as recommended by the Public Works Department; and
3. Developer must make payment to the City at the time of final plat for(the following
items modify items Sa-e of Resolution 1997-10):
a. Park dedication costs consisting of the payment of$31,928.00 in park dedication
fees and land dedication consisting of.7010 acres;
b, Geographic Information System(GIS)fees in the amount of$2650.00 (Based on
531ots);
c. Storm Sewer Trunk Area Chaxges as a prepayment of all Storm Sewer Trunk
Assessments for improvements, either constructed or to be constructed, to sewer
the subject property, in the amount of$36,600.00.
d. Prepayment of all special assessments applicable to the subject property for the
following projects:
i) Chippendale Avenue Street Improvements: One half the cost previously
discussed for the preliminary plat of Geronime Pond in the amount of
$35,300.00, which is for street, trail, and appurtenant improvements;
ii) 160th Street West improvements(City Project No. 284): One half the cost
previously discussed for the preliminary plat of Geronime Pond in the amount
of$30,100.00, which is for street, trail and appurtenant improvements.
e. Developer shall pay at the time of issuance of building permits for the subject �
property the fees, charges and assessments in effect at the time of issuance. The
fees, charges, and assessments presently in effect aze as follows:
i) Metropolitan Council Environment Services Availability Charges in the amount
of 950.00 per SAC unit;
n} Storm Sewer Connection Charges in the amount of$685.00 per lot.
iu) Sazutary Sewer Availability Charges in the amount of$1,245.00 per SAC unit.
iv) Water Availability Charges in the amount of$1245.00 per SAC unit.
ADOPTED this 3rd day of June, 1997 by the City Council of the City of Rosemount.

CITY OF ROSEMOUNT ZONING ORDINANCE
TI� CITY COUNCIL OF THE CITY OF ROSEMOUNT, I��NNESOTA, ORDAINS AS
FOLLOWS:
Section 1. Ordinance B, adopted September 19, 1989, entitled"City of Rosemount
Zoning Ordinance, " is hereby amended to rezone from Agriculture to R-1, Single Family
Residential Detached the following described property located within the City of Rosemount,
Minnesota, to-wit;
Geronime Pond, Dakota County Minnesota. Which had previausly been described as:
The Southeast Quarter of the Southeast Quarter, Section 3 l, Township 115, Range 19,
Dakota County, Minnesota, EXCEPT the South 1?5 feet of the East 325 feet thereof,
and FURTHER EXCEPTING THEREFROM Outlot B, Outlot C, 4utlot D;Lots 1 and
3, Block 3; and Lots 6 and 7, Block 5, according to the plat thereof on file and of record
in the office of the County Recorder within and for Dakota County,Minnesota. Subject
to and together with a11 easements of record.
Section 2. Ordinance B, adopted September 19, 1989, entitled"City of Rosemount

Residential Attached the following described property located within the City of Rosernount,
Minnesota, to-wit:
Outlot C and Lots 1 and 3, Block 3,and Lots 6 and 7, Block 5, Geronime Pond,
accordin�to the plat thereof on file and of record in the office of the County Recorder
within and for Dakota County, Minnesota. Subject to and together with all easements of
record.
Sectian 3. Ordinance B, adopted September 19, 1989, entitled"City of Rosemount
Zoning Ordinance, "is hereby amended to rezone from Agriculture to P-Public/Institutional the
following described property located within the City of Rosemount, Minnesota, to-wit:
Outlot B, Geronime Pond, according to the plat thereof on file and of record in the office
of the County Recorder within and for Dakota Caunty, Minnesota. Subject to and
together vuith all easements of record.
Section 4. The Zoning Map of the City of Rosemount, referred to and described in said
Ordinance No. B as that certain map entitled"Zoning Map of the City of Rosemou�►t" shall not be
republished to show the aforesaid rezoning, but the Clerk shall appropriately mark�e said zoning
map on file in the Clerk's office for the purpose of indicating the rezoning hereinabc�ve provided
for in this Ordinance and all of the notation references and other infarmation shown thereon are
hereby incorporated by reference and made a part of this Ordinance.
Section 5. This ordinance sha11 be effective immediately upon its passage and publication
according to law.
