This Public Hearing is required for a request made by Mr. Gordon Sather to divide his property
into two lots. The property formerly owned by Olga Strese on the north side of 145th Street
West has approximately 215 feet of frontage. Separate lots of 80 and 135 feet lot widths could
be created for residential use. No setback or lot dimensional variances would be created by the
subdivision. The lot containing the house has 54 feet of space between the house and the
eastern lot line that could accommodate a new garage.
The 145th Street reconstruction process anticipated this request and services have been "stubbed
out" to the property.
On December 12, 1995, the Planning Commission reviewed the request and recommended
approval after a brief discussion.
Recommended Action: MOTION to approve the administrative plat for Gordon Sather
subject to: (1) provision of a ten foot wide drainage and utility easement along the northern
property line; (2) payment of one unit of Park Dedication; and, (3) payment of a GIS Fee.

On December 28, 1995 acting on behalf of said City, I deposited in the United States Post
Office, Rosemount, Minnesota, a copy of a Public Hearing for consideration of an
administrative plat to create a residential lot as requested by Mr. Gordon Sather, the property
owner of 4063 145th Street West in Rosemount, enclosed in sealed envelopes, with postage
thereon fully prepared, addressed to the persons listed on the attached listings at the
addresses with their names. There is delivery service by United States Mail between the
place of mailing and the places so addressed.
On December 15, 1995 acting on behalf of the said city and upon authorization of City
Council, I posted at the City Hall, 2875 145th Street West, Rosemount, Minnesota,
notification of said Public Hearing as described above.

NOTICE IS HEREBY GIVEN, the City Council of the City of Rosemount will hold a public
hearing to consider the item here listed on Tuesday, January 2, 1996, in the Council
Chambers of the City Fall, 2875 145th Street West, beginning at 8:00 p.m. or as soon
thereafter as possible. This public hearing pertains to property located at 4063 145th Street
West. The property is legally described as follows:
That part of the South 1/2 of the Northwest 1/4 of Section 30, Township 115, Range
19, Dakota County, Minnesota described as follows:
Commencing at the Southeast corner thereof; thence West along the South line of said
South 1/2 of the Northwest 1/4 152.00 feet to the point of beginning of the land to be
described; thence continuing West along said South line a distance of 215.37 feet;
thence North parallel with the East line of said South 1/2 of the Northwest 1/4 165.01
feet; thence East parallel with the South line of said South 1/2 of the Northwest 1/4
213.30 feet to its intersection with a line drawn North at right angles to the South line
of said South 1/2 of the Northwest 1/4 from the point of beginning; thence South
165.00 feet to the point of beginning
