Approved By: Mr. Terry Wensmann has requested this boundary line adjustment between lots 5 and'6, block 1, Wensmann Sixth Addition to increase the size of lot 5. Both lots are intended for single family use on the south side of December Trail. Lot 6 gives up a wedge shaped area but remains a large lot that meets or exceeds the minimum lot width of 80 feet and is in excess of 200 feet deep. Lot 5 being the smaller of the two lots increases to over 100 feet of width and has an average depth of 133 feet. On November 14, 1995, the Planning Commission reviewed the request and recommended approval after discussion. A public hearing is not required because the action is a specific exception to the subdivision ordinance that only allows for the repositioning of a common boundary line and does not create any new lots. The modified lots should be replatted however, and the recommended condition of approval should be sui�icient to accomplish the City's role in the replatting process. a Recommended Action: A MOTION to adopt a resolution approving the common lot boundary line relocation for lots 5 and 6, block 1 Wensmann Sixth Addition with conditions. COMMON BOUNDARY LOT LINE REALIGNMENT FOR LOTS 5 AND 6, WENSMANN SIXTH ADDITION WHEREAS,the City of Rosemount has received a request from Mr. Terry Wensmann, property owner, to realign the common boundary line between Lots 5 and 6, Block 1, Wensmann Sixth Addition. WHEREAS, Lot 5, Wensmann Sixth Addition is 95 feet in width and averages a depth of l 19.81 feet; and WHEREAS,Lot 6,Wensmann Sixth Addition is 85 feet wide and has an average depth of 204 feet; and WHEREAS,the proposed lot line realignment will enlarge Lot 5, Wensmann Si�h Addition increasing the width to over 100 feet and the average depth of 133.659 feet; and WHEREAS,the proposed lot line realignment for Lot 6,Wensmann Si�k Addition reduces the lot width to 80 feet and increases the average lot depth to 213 feet; and WHEREAS,the common lot line adjustment does not create a new lot for residential use; and WHEREAS,the resulting dimensions for Lots 5 and 6,Wensmann Sia-th Addition meets and exceeds the ordinance lot depth and axea standards; and WHEREAS,on November 14, 1995 the Planning Commission reviewed the lot line adjustment request from Mr. Terry Wensmann and recommended approval of the request. NOW,THEREFORE BE IT RESOLVED,the City Council of the City of Rosemount hereby approves the common boundary lot line relocation for Lots 5 and 6, Wensmann Sixth Addition.
