Subject: Wensmann Si�rth Addition

As requested by Council Member Wippermann, I have researched the files for
Wensmann Si�rth Addition and have determined the following:
L Wensmann Sixth Addition is a residential development that consists of27,3
acres located along the south side of County State Aid Highway 42 and
bounded on the east side by Shannon Parkway.
2. Wensmann Si�rth Addition consists of 19 single family lots, 40 attached
single family split-level townhouse units, and 47 one-level tawnhouse units
for a total of 106 units. Taking into consideration the entire 27.3 acres the
resulting overall density is 3.88 units per acre.
3. � Appro�mately 6.5 acres of the total 273 acres is zoned R-1 Single Family
Detached Residential resulting in a gross density of 29 units per acre.
4. T�e remaining approximate 20.8 acres is zoned R-2 Single Familg Attached
Residential resulting in a gross density of 4.2 units per acre or 4.4 units per
net acre, not including park and street right-of-way dedication.
5. The attached information is an excerpt from the Land Use section of the
Rosemount Comprehensive Guide Plan describing the intent af the PD-MU,
Planned Development-Mixed Use Land Use designation.
