PUBLIC NOTICE Fax:6,�-�Z3-5zo3 WEST RIDGE FIFTH ADDITION REZONING PETITION TO WHOM IT MAY CONCERN: NOTICE IS HEREBY GIVEN, the City Council of the City of Rosemount will hold a public hearing on Tuesday, March 15, 1994 in the Council Chambers of the City Hall, 2875 145th Street West, beginning at 8:00 p.m. or as soon thereafter as possible. The purpose of this hearing is to receive public input and comments on the propased West Ridge Fifth Addition Rezoning Petition. The proposed subdivision pertains to property loeated south of Wensmann Third Addition, north of West Ridge Third Addition, west of Danbury Avenue and legally described as follows: Outlot A in the plat of WEs't RID�E TxIItD A�Drr1oN, according to the recorded plat thereof. Together with that part of the Southwest�Quarter (SW 1/) of Section 31, %o2nship 115, Range 19, lying north of the plat of WEST ItIDGE TI-mtD ADDiTION, according to the recorded plat thereof, east of the plat of WEST RIDGE FOURTH ADDTTION, and west, northwesterly, and north of the following described line: Beginning at a point on the narth line of said Southwest Quarter (SW1/a) distant 1629.26 feet east of the northwest corner of said Southwest Quarter (SW�/a), the north line of the Southwest Quarter {SW 1/a) has an assumed bearing of South $9 degrees 48 minutes 49 seconds East; thence South 00 degrees 11 minutes 11 seconds West 369.75 feet; thence southwesterly along a tangential curve which is concave to the west, central angle of 22 degrees 59 minutes 58 seconds, radius of 308.81 feet, a distance of 123.96 feet; thence South 69 degrees 36 minutes 11 seconds West, not ta.ngent to last described curve, 112.64 feet; thence North 89 degrees 48 minutes 49 seconds West 119.90 feet; thence on a bearing of Sauth ll9.90 feet to the northeast`corner of said WEST - RIDGE THI[tD ADDITION and said line there terminating. The purpose of this hearing is to consider the rezoning of the above described property from AG Agriculture to R-1 Single Family Residential to enable the fmal platting of the fifth additian of the West Ridge Planned Unit Development. The subject property is designated Urban Residential (LTR) in the City of Rosemount Comprehensive Guide Plan: Update 2000. The developer is proposing to develop a housing development consisting of 45 single family homes.
