Ms. Lisa Hinzman has applied for approval of an Administrative Plat to subdivide a 6 .52-acre parcel into two rural residential 1ots. The property is located north of 130th Street West, between Biscayne and Bengal Avenues. The land is in the Rural Residential District. The Planning Commission reviewed the request at their March 22 , 1994 Regular Meeting and recommended approval of the subdivision. , The Rural Residential District allows 2 .5-acre (minimum) lots if they are platted and have a minimum of 200 feet of lot width. The overall density in the RR District is limited to one dwelling unit � per five (5) acres. This policy is nonconforming with Metropolitan �',, Council Rural Residential policy of one dwelling unit per ten (10) ' acres . However, the Metro olitan Council a roved the ' P PP Comprehensive Guide Plan which allows for the continuation of the Rural Residential policy since its been followed for a long time and will be contained in the northwestern area of the City. Percolation tests have been conducted on the newly created lot and reviewed and verified by building department staff that the site can accommodate an on-site septic system. An alternate on-site septic system site has also been identified on the property. Recommended Action: MOTION to adopt A RESOLUTION APPROVING THE SUBDIVISION FOR HINZMAN ADDITION. Conditions or Requirements: ' IoddivJcombo 02/10l93 Page Or. , � CITY OF ROSEMOUNT DAROTA COUNTY, MINNESOTA RESOLUTION 1994- A RESOLIITION APPROVING THF BINZMAN ADDITION ADMINISTRATIVE PLAT WHEREAS, the City of Rosemount has received a request from Michael and Lisa Hinzman, property owners, to subdivide the following described property: The south 411.24 feet of the east 691 feet of the Southwest Quarter of the Southwest Quarter (SWl,� of SWl,�) of Section 16, Township 115, Range 19 , containing 6 .52 acres, more or less; and WHEREAS, the resulting two Rural Residential single family lots will be legally known as the Hinzman Additioa; and WHEREAS, the Planning Commission reviewed this request at their March 22, 1994 Regular Meeting and has recommended approval of the Hinzman Addition Administrative Plat; and WHERE�AS, the Hinzman Addition final plat meets minimum ordinance standards and subdivision requirements for an administrative plat. NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby approves the Hinzman Addition final plat subject to: 1) provision of drainage easements, as required by the city engineer; 2) cash, in lieu of land, equal to one unit of park dedication fee in the amount of $560 .00; and 3) recording of the plat with Dakota County, in conformance with the City of Rosemount Subdivision Ordinance.
