Mr. Ronald Enright, 12305 Chinchilla Court, owns two parcels of
land in the RR Rural Resic�ential District north of County Road 38,
one of which is his residence.
Together, the two lots equal. five (5) acres in area, but they are
unequal in size. A ��pan handle" (Parcel 1) , attached to the three-
acre parcel (Parcel 3) , would be combined with the 2-acre parcel
(Parcel 2) by relocating a common property line. The resulting two
2 .5-acre lots will solve a lot area deficiency. No new parcels are
being created and there is an exception to the subdivision platting
requirements because the request is limited to the relocation of a
common boundary.
The Planning Commission reviewed the request on May 10, 1994 and
recommended approval . , �
Recommended Action: A MOTION to adopt A RESOLUTION APPROVING A
COMMON LOT BOUNDARY RELOCATION REQUEST FROM RONALD ENRIGHT.

RONALD ENRIGHT
�'SEREAS, the City of Rosemount has received a request from Ronald
Enright, property owner of 12305 Chinchilla Court, to realign the
property boundary of two parcels as legally described in attached
Exhibit A; and
WHEREAS, the requested property line adjustment will result in two
metes and bounds 2 .5-acre Rural Residential zoned parcels bringing
the former 2-acre parcel into compliance with the City of Rosemount
minimum lot area standards as specified in the zoning ordinance;
and
WIiEREAS, �he adjustment of a lot line by the relocation of a common
boundary is an exception to Ordinance XVII.86, Section 2 AN
AMENDMENT TO THE CITY OF ROSEMOUNT SIIBDIVISION ORDINANCE XVII.4;
and
�TSEREAS, the lot line adjustment will not create a new lot for
residential use.
NO�, THEREFORE, BE IT RESOLVED, the City Council of the City of
Rosemount hereby approves the Enright common boundary lot line
relocation subject to the recombination of the .5-acre parcel with
the 2-acre parcel.

bearing along the west line thereof a distance of 553.70 feet; thence North 87
degrees 29 minutes 10 seconds East a distance of 429.9 feet to the west line of a
