This is in the Agriculture District approximately one mile north of County Road 38 . The Planning Commission reviewed the lot split on April 26, 1994 and recommended approval . Discussion• The Subdivision Ordinance as amended in 1981, provides an exception to platting requirements for lot splits in the Agriculture District created for residential use. Planning Staff believes that the intent of the amendment was to allow for multiple generations of families owning separate dwellings on farms in the Agriculture District. In this case, a lot meeting minimum standards for lots in the Agriculture District is being created for Ms. Nancy Cliff that originates from the farm of her father, Richard. � The lot meets minimum standards for lot width, area and overall maximum density. The ma.ximum density in the Agriculture District is one dwelling unit per ten acres . Section 15 appears to have 27 parcels for residential use, well under the. maximum of 64 . RECONmlENDED ACTION: MOTION to adopt A RESOLUTION APPROVING THE AGRICULTURE LOT SPLIT FOR RICHARD AND NANCY CLIFF. COUNCIL ACTION: � CITY OF ROSEMOIINT DAKOTA COIINTY, MINNESOTA RESOLLTTION 1994 - A RESOLIITION APPROVING THE AGRICIILTURE LOT SPLIT FOR RICHARD AND NANCY CLIFF D�HEREAS, the City of Rosemount has received a request from Richard Cliff, property owner, to subdivide the following described property: THE SOUTH EAST QUAR.TER OF SECTION 15, TOWNSHIP 115, RANGE 19, DAKOTA COUNTY, MINNESOTA. D�HEREAS, the City of Rosemount Subdivision Ordinance excepts agricultural lot splits from platting requirements and required approval by the Planning Commission; and WHEREAS, the Planning Commission reviewed this request at their April 26, 1994 Regular Meeting and has recommended approval of the Cliff Agricultural Lot Split; and D�iEREAS, the Cliff Agricultural Lot Split meets minimum ordinance standards and subdivision requirements for single family residential lot in the Agriculture District. NO�, THEREFORE, BE IT RESOLVED, that the City Council of the City of Rosemount, Minnesota hereby approves the Cliff Agricultural Lot Split with the following provisions: 1) Payment of one residential unit of Park Dedication in the amount of $560; and 2) Percolation tests indicating the parcel' s ability to accommodate a private on-site septic system with an alternative location; and 3) Approval from the Dakota County Planning Commission in conformance with the Dakota County Contiguous Platting Ordinance; and 4) Provision of drainage easements as required by the City Engineer.
