Mr. Dave Lawson, owner of Dave's Auto Body located at 14785 South
Robert Trail, has requested the rezoning of his property from C-2
Community Commercial to C-4 General Commercial . This action would
cause his (and his tenants) automobile related businesses to gain
"permitted use of right" status. Currently, all of the businesses
on his property are considered nonconforming in the Community
Commercial District. On January 11, 1994, the Planning Commission
recommended approval of the rezoning and the scheduling of a public
hearing to hear testimony regarding the rezoning as required by
ordinance and state statute. A suggested date for the public
heax�ing is February 15, 1994.
Recommeaded Action: MOTION to schedule a public hearing for
February 15, 1994 at 8: 00 p.m. or as soon thereafter as possible
to hear public testimony regarding a Rezoning Petition submitted
by Dave Lawson to xezone his property located at 14785 South
Robert Trail from C-2 Community Commercial to C-4 General
Commercial.

TO WHOM IT MAY CONCERN:
NOTICE IS HEREBY GNEN, the City Cauncil of the City of Rosemount will hold a
public hearing on Tuesday, February 15, 1994 in the Council Chambers of the City
Hall, 2$75 145th Street West, beginning at 8:Q0 p.m. or as soon thereafter as
possible. �
The purpose of this hearing is to consider a request to rezone property locateci at
14785 South Robert Trail and legally described as Lot 2, Block 1, Evenson First
Addition, from G2 (Community Commercial) to C-4 (General Commercial), to
permit construction/remodeling of the current structure that would expand a current
legal non-conforming property use. A rezaning from G2 to C-4 would cause the
three cunent auto service rela.ted uses of the property to be in conformance with the
ordinance and an expansion of those businesses could be permitted, if other
requireznents of the City Ordinance can be met.
Persons wishing to speak on this issue are invited to attend this meeting on Tuesdav.
