The plat will be located about 3000 feet east of TH 52, south of CSAH 42. Residentiaf development is allowed in the agriculture district with a maximum density of one dwelling unit per ten acres. The Rechtzigels would not be able to create any additional lots until urban services are available. The five lots would be connected to the rural water system. The five lots front a singte cul-de-sac that connects to CSHA 42 on the south side. The street will be a rural section without curb & gutter. The lots meet the minimum standards of 300 feet lot width and 2.5 acre lot area. Perc tests have been done to prove thafi the lots can have an on site septic system. On October 11, 1994, the Planning Commission reviewed the preliminary plat and recommended approval. Park Dedication will be in the form of cash contribution based upon the number of lots, 52800 for five lots. The property does not need to be rezoned.
