TO WHOM IT MAY CONCERN:
NOTICE IS HEREBY CsIVEN, the City Council of the City of Rosemount will hold a public
hearing on Tuesday, November I5, I994 in the Council Chambers of the City Hall, 2875
145th Street West, beginning at 8:00 p.m. or as soon thereafter as possible. The public
hearing listed below pertains to property situated on the south side o£County State Aid
Highway 42, 3,000 feet east of State Tnxnk Highway 52.� The preliminary plat is proposed to
be located on the following legally described property:
That part of the west 60 acres of Section 30, Township 115, Range 18, Dakota.
County, Minnesota described as follows: Beginning at the northeast corner
thereof, the north line of said southeast Quarter has an assumed bearing of
` North 89 degrees 57 minutes 29 seconds East; thence South 00 degrees 11
minutes 20 seconds East along the east line of said west 60 acres 1,161.00 feet;
thence South 89 degrees 57 minutes 29 seconds West 300.00 feet; thence
North 00 degrees 11 minutes 20 seconds West 267.16 feet; thence westerly
° along a nontangential curve which is concave to the north> central angle of 60
degrees 00 minutes 00 seconds, radius of 60.00 feet, chord bearing of South 89

Mr. and Mrs. Rechtzigel, 14727 Clayton Ave. East are requesting appraval of a plat for
five 2.5 acre lots to be subdivided on their 60 acres of agricultural land.
The plat will be located about 3000 feet east of TH 52, south of CSAH 42. Residentiaf
development is allowed in the agriculture district with a maximum density of one
dwelling unit per ten acres. The Rechtzigels would not be able to create any additional
lots until urban services are available. The five lots would be connected to the rural
water system.
The five lots front a singte cul-de-sac that connects to CSHA 42 on the south side. The
street will be a rural section without curb & gutter.
The lots meet the minimum standards of 300 feet lot width and 2.5 acre lot area. Perc
tests have been done to prove thafi the lots can have an on site septic system.
On October 11, 1994, the Planning Commission reviewed the preliminary plat and
recommended approval. Park Dedication will be in the form of cash contribution based
upon the number of lots, 52800 for five lots. The property does not need to be rezoned.
However, final �lats will be needed for the lots.

Rosemount hereby approves the Rex's Rich Valley Estates
Preliminary Plat, subject to:
1) approval of the Dakota County Plat Commission for access to
County State Aid Highway 42;
2) execution of a devel.opment and master subdivision agreement
to secure public improvements and park dedication; and
3) city engineer approval of the grading and utilities plan.

TO WHOM IT MAY CONCERN:
NOTICE IS HEREBY GIVEN, the City Council of the City of Rosemount will hold a public
hearing on Tuesday, November I5, 1994 in the Council Chambers of the City Hall, 2875
I45th Street West, beguuiing at 8:00 p.m. or as soon thereafter as possible. The public
hearing listed below pertains to property situated on the south side of County State Aid
Highway 42, 3,000 feet east of State Trunk Highway 52. The preliminary plat is proposed to
be located on the following legally described property:
That part of the west 60 acres of Section 30, Township 115, Range I8,Dakota
County, Minnesota described as follows: Beginning at the northeast corner
thereof, the north line of said southeast Quarter has an assumed bearing of
North 89 degrees 57 minutes 29 seconds East; thence South 00 degrees 11
minutes 20 seconds East along the east line of said west 60 acres 1,161.00 feet;
thence South 89 degrees 57 minutes 29 seconds West 300.00 feet; thence
North 00 degrees 11 minutes 20 seconds West 267.16 feet; thence westerlv
