Dear Mr. Miller:
This letter is in reference to the property described as'
The Southeast Quadrant of Hwy 3 & Hwy 42 in Rosemount
As we discussed in our phone conversation on February 3, 1993, we will provide a narrative
appraisal of the property for a fee of $1, 8UU.UU.
We will complete the appraisal within three weeps from the date we receive your written request
to proceed.
The agreed upon completion of the report assumes that written authorization will be received in
a timely manner; and that all supporting information to be provided by the Client will be readily
av;tilable; and that the appraiser will be afforded ready access to the above mentioned property..
The purpose of the appraisal shall be to estimate the "Market value" of the property. The
report shall comply with accepted standards as detailed by the Appraisal Institute.
It is agreed that the fee covers the appraisal report only; if we should be asked to testify with
you in court, the additional fee shall be $135.04 per hour preparation and testimony..
We agree that the fee is to be paid upon approval of the report and within 10 days of receipt.
The advancing of expenses, performance, etc. demonstrates our good faith to the client in the
initiation of the project. Upon approval of the appraisal report, payment should be made. We
agree that final approval of the report will be based solely upon the client's satisfaction that all
banking regulations in effect as of the date of acceptance of the assignment have been met: and
that final approval will not in any way be contingent upon the client's satisfaction with the
numerical results.

RE: Proposal for an appraisal of an 80 acre tract of vacant land
Dear Mr. Miller:
This letter is in reference to your request for Chase -Brackett Company to
appraise the following Property:
Property Type: 80 acres of vacant land
Location: SEC Hwy. 3 and County Road 42
Rosemount, Minnesota
The purpose of the appraisal will be for internal use and analysis for the
acquisition of the above referenced property. As we agreed, the fee wi_11
range between $1,800 and $2,200 and the report will be completed within a
3 to 4 week period. Thank you very much for the request.
