This item is a Public Hearing for the public improvements for Shannon
Hills 3rd Addition. The project consists of the installation of new
utilities and street construction.
The purpose of the Public Hearing is to receive questions and comments
regarding this project from the general public, and for Council to
publicly approve the project to proceed.
A legal notice of the hearing has been published as required by law
and affected property owners have been sent notices.
As previously discussed between Staff and Council, this project is
100% assessable. The entire projectcostwill be born by the
developer, Ground Properties, Inc.
The Utility Commission has reviewed this project and has moved
recommending approval of the project to Council.
RECOMMENDED ACTION: Motion to adopt a resolution to approve Shannon
Hills 3rd Addition Street & Utility Improvements, Project 225

This project consists of providing sanitary sewer, watermain, storm sewer, curb & gutter,
streets, sidewalk and street lighting for 26 lots in what will be the 3rd Addition of Shannon
Hills.
This project will start at the easterly edge of Shannon Parkway and develop easterly to the
west edge of the existing Carrollton Addition. It will begin at the north edge of the existing
Shannon Hills 2nd Addition and extend northerly approximately 350 L.F.
This project provides one east/west street which will connect an existing north/south
street along the east edge to Shannon Parkway. It will also provide a future pedestrian
access at the north end of this plat to Carrolls Woods Park.
The total estimated cost of this project is $344,400 including contingencies and overhead.
The costs for each component are: Sanitary Sewer $71,800 including services, Watermain
$81,400 including services, Storm Sewer $80,000, Street and Curb & Gutter $86,400,
Sidewalk $15,600 and Street Lighting $9,200. The total cost of this project is assessable
and will be assessed to the 26 lots in the subdivision at $13,246 per lot.
This appears to be a feasible project and Staff recommends your approval of the project.

A RESOLUTION FOR APPROVAL OF
SHANNON HILLS 3RD ADDITION STREET AND UTILITY IMPROVEMENTS
CITY PROJECT #225
WHEREAS, the City Council of the City of Rosemount by a unanimous vote ordered a
feasibility report for Shannon Hills 3rd Addition Street and Utility Improvements, City
Project #225; and
WHEREAS, the City Council has received and accepted the feasibility report on February
4, 1992 on City Project #225; and
WHEREAS, the City Council ordered and held a public hearing to receive input on the
project.
NOW THEREFORE BE IT RESOLVED, that the City Council of the City of Rosemount
hereby orders the improvements of Shannon Hills 3rd Addition Street and Utility
Improvements, City Project #225.
ADOPTED this 18th day of February, 1992.
