McMenomy COUNCILMEMBERS Sheila Kiassen James (Red) Steate Harry Willcox Dennis Wippermann ADMINISTRATOR Stephan Jilk FROM: Stephan-Jilk, Executive Director DATE: April 2, 1992 RE: Industrial Park Development In 1991 the Rosemount Economic Development Authority considered the idea of purchasing a eighty acre site in Rosemount to develop into an industrial park.; This property is owned by a Mr. Roy Abbott and is located south of highway #42 and East of Highway #3 and west of Biscayne Ave. (please see enclosed map). The Economic Development Authority became interested in the site in order to provide a location for potential light industrial users and because, at the time, city staff was in discussion with a company from Eagan which was looking for a site to build a new facility. The company representatives were willing to entertain a proposa by which the city could buy the property and develop -a five to t n acre site and sell that site back to the company for the location of their new facility. The EDA w nt so far as negotiating an option for the purchase of the prope ty, getting preliminary cost estimates for development of the si a and discussing terms for a buyout of the property. Because the city was unable, or unwilling to move quick enough the compa y purchased a site in Farmington and will move their operation there. I bring this up again to you for discussion at this time for several reasons; 1) The property is still available for purchase. 2) I hive had additional inquires for light industrial type property with city sewer and water available to the site witp potential for city involvement in construction. 6uery1hing s coming V J gosemounlY A , recvcled nsner 3) In a 1 loo fac dol Industrial Park Development Page 2 ddition to the above I have had discussion with the esota National Guard regarding their desire to locate rge vehicle maintenance facility in Rosemount. They are ing to acquire 15 to 20 acres for this purpose. The lity would have an estimated cost of three million ars and would require between 20 and 35 full time oyees. The are very much interested in the Abbott property and wou d consider buying a portion of the property back from the city if we would buy the entire site. This may a start c line. I would s thoughts lj another opportunity for the Port Authority to get a "industrial park" having the first tenant on ly like to begin discussion on the idea and hear the matter. 1 31 t St ' 2n JUO 133rd 142 adit t Park flefnentbrV t 43rd it a • 1,it ut4 d 3t i'" xC11, t r s....... i i 7,7 Ei1 r .. a I Ic kooTT P RO P EHRi' C • Ykz m
