Johnson, Director of Community Development City of Rosemount 2875 145th Street West Rosemount, MN 55068 Dear Dean: In response to your request, we have prepared a cost estimate for updating the City's Comprehensive Sewer Plan (C.S.P.). The C.S.P. Update will consist of a letter report addressing the following three items: Item 1: Include the east half of Section 32 in the Urban Service Area. The C.S.P. currently shows the Urban Service Area boundary along the north -south quarter line of Section 32. Since the C.S.P. was last updated, non-residential development has occurred along 160th Street, east of this boundary. The C.S.P. Update will address how this area shoo d he cAr<+!>.? by can; + ;•yr. Item 2: Review the validity of the current C.S.P. for Subdistricts 14 through 21. This area has experienced significant development since the last C.S.P. Update, particularly in the Orin Thompson development. In addition to district boundary changes, major forcemain and gravity main construction has occurred along Shannon Parkway. There is a need to either reaffirm the validity of the current C.S.P. for this area, or revise the C.S.P. based on the changes which have occurred. SHORT ELLIOT-, ST. PAUL, CHIPPEWA FALLS, H,ENDRICKSON INC MINNESOTA WISCONSIN Mr. Dean R. Johnson February 7, 1991 Page #2 Item 3: Review how the proposed armory should be served by sanitary sewer. - The proposed armory is to be located on 13 acres of land off S.T.H. 3, north of Rosemount High School. The current C.S.P. indicates that development of the armory site should be served by the future "Brockway Inter- ceptor". However, it may be possible to temporarily serve the armory via the Brockway lift station to the c.st, or ti:e- schoul'S pumping station to the south. The C.S.P: Update will review the alternatives and recommend the best option for both immediate and ultimate service to the proposed armory. A partial list of the information we will need from the City includes: 1. A topographic map of the east half of Section 32. 2. Updated sanitary sewer utility location maps for the entire City. 3. Record plans of those facilities not shown on the sanitary sewer utility location maps. 4. Record plans for the Brockway lift station. 5. A copy of the drawings and text from the current C.S.P. 6. Detailed information on the location, size, occupancy, and facilities to be included in the proposed armory. Assuming that all of.. the abnxre informatinn 4- avai ih a 1. c. the estimated costs (best case scenario) to complete the C.S.P. Update are as follows: Item 1 Item 2 Item 3 Total $ 840 640 1,050 $2,530 We recognize that the City's budget for this project is very limited. Accordingly, we propose to provide the above referenced services on an lump sum basis, at a cost of $2,500. The Update could be completed within two weeks after receipt of the necessary information from the City. • s Mr. Dean R.
