L.H. Sowles has a purchase agreement with Mr. Ed Dunn for the 10 acre
parcel located along County Road 38 to the east of State Trunk Highway 52.
L.H. Sowles has petitioned the City to rezone the 10 acre parcel to General
Industrial in order to use the property as a storage yard for tower cranes.
No utilities would be required for this use of the property. Previously
the Planning Commission and City Council reviewed and approved a
Comprehensive Guide Plan Amendment request to designate this 10 acre parcel
as industrial. In that review it was determined that an industrial use of
this nature was appropriate for this property and it would be a logical`
extension of the industrially zoned land to the north. The Metropolitan
Council approved the Guide Plan Amendment so a rezoning at this time would
be in conformance with the Comprehensive Pian.
The Planning Commission recommended approval of the rezoning petition at
the August 27, 1991 Regular Meeting.
RECOMMENDED ACTION: A motion to adopt Ordinance No. B13, AN ORDINANCE
AMENDING ORDINANCE B, CITY OF ROSEMOUNT ZONING ORDINANCE.

NOTICE IS HEREBY GIVEN that the
Rosemount City Council will meet at the
City Council Chambers in the Rosemount
City Hall, 2875 145th Street West,
Rosemount, Minnesota, at 8:00 p.m., or as
I soon thereafter. as possible, on the 3rd day of
September, 1991, to consider adoption of an
enabling resolution that would carate a port

authorityI. The Authority would be granted all the
powers authorized by Minnesota Statutes,
Chapter 469, Chapter 462 and Section
472A.10L This includes all the powers of a
housing and redevelopment authority and an
economic development authority,
2. The Authority would be governed by
seven (7) commissioners. A minimum of
two (2) of the coamussionm would be City
Council members.
3.'All project plans proposed by the
Authority would require approval by the
City Council.
4. The Authority, would not issue
obligations without the prior approval of the
City Council.
5. Ail existing projects of the Rosemount
Economic Development Authority would be
transferred to the Port Authority.
Anyone who wishes to comment will be
heard at the hearing. -

AN ORDINANCE AMENDING ORDINANCE B
CITY OF ROSEMOUNT ZONING ORDINANCE
THE CITY COUNCIL OF THE CITY OF ROSEMOUNT, MINNESOTA ORDAINS AS
FOLLOWS:
SECTION 1. Ordinance No. B, adopted September 19, 1989, entitled "City of Rosemount
Zoning Ordinance," is hereby amended to rezone from Agriculture to IG General Industrial the
following described property located within the City of Rosemount, Minnesota to -wit:
The North 871.00 feet of the West 534.00 feet of the East Half of the
Northeast Quarter (Ek of NE 4) of Section 25, Township 115, Range 19.
SECTION 2. The Zoning Map of the City of Rosemount referred to and described in said
Ordinance No. B as that certain map entitled, "Zoning Map of the City of Rosemount," shall not
be republished to show the aforesaid rezoning, but the Clerk shall appropriately mark the said
zoning map on file in the Clerk's office for the purpose of indicating the rezoning hereinabove
provided for in this Ordinance and all of the notation references and other information shown
thereon are hereby incorporated by reference and made a part of this Ordinance.
SECTION 3. This ordinance shall be effective immediately upon its passage and publication
according to law.
Enacted and ordained into an Ordinance this 3rd day of September, 1991.

NOTICE IS HEREBY GIVEN, the City Council of the City of
Rosemount will hold a public hearing on Tuesday, September 3,
1991 in the Council Chambers of the City Hall, 28.75 145th
Street West, beginning at 8:00 p.m. or as soon thereafter as
possible.
The purpose of this hearing is to consider the L.H. Sowles
Company petition for an amendment to Ordinance B - City of
Rosemount Zoning ordinance, causing a rezoning from AG
Agriculture to IG General Industrial on the property legally
described as follows:
The north 871.00 feet of the west 534.00 feet of the East
Half of the Northeast Quarter (Ek of NE;) of Section 25,
Township 115, Range 19, Dakota County, Minnesota.
Subject to a road easement over the north 55.00 feet
thereof.
Together with an easement for road purposes over the east
60.00 feet of the west 594.00 feet of the north 871.00
feet of said East Half of the Northeast Quarter (E; of
NE%,), Section 25, Township 115, Range 19, Dakota County,
Minnesota.
The subject property consists of approximately ten (10) acres
of land situated at the southwest quadrant of the intersection
of U.S. TH 52 and County Road 42.

public hearing for consideration of a petition to rezone a
10 -acre parcel of land from AG Agriculture to IG General
Industrial as requested by L.H. Sowles Company, enclosed in
sealed envelopes, with postage thereon fully prepaid,
