The proposed South Rose Park 3rd Addition is a 3.8 acre
subdivision which would cause replatting of Lot 3, Block 2, South
Rose Addition Replat; property which is situated at the
intersection of Carousel Way and Chippendale Avenue. The final
plat for this proposed subdivision is also being considered by
City Council on this meeting agenda.
The property in question is currently zoned R-3 Multiple
Residential. The property owner, Carlson Farms, Inc., has
petitioned the city to rezone the property to C-4 General
Commercial. The site abuts other properties which have C-4
Zoning including the Rose Park Mechanical Building and the
Detlefsen Medical Building. Attached with this review is a copy
of land uses permitted in the C-4 General Commercial District.
A public hearing to consider this rezoning was held on September
4, 1990, however, action was withheld by City Council until
consideration of the final plat.
In August of 1990, City Council authorized redesignation of the
property from High Density Residential land use designation to
General Commercial designation in the Comprehensive Guide Plan.
Recognizing the appropriateness of allowing additional commercial
use within the South Rose Park Commercial Development the
Planning Commission recommended approval of rezoning of the
proposed South Rose Park 3rd Addition to the C-4 General
Commercial District at its August 14, 1990 Regular Meeting.

AN ORDINANCE AMENDING ORDINANCE B
CITY OF ROSEMOUNT ZONING ORDINANCE
THE CITY COUNCIL OF THE CITY OF ROSEMOUNT, MINNESOTA ORDAINS AS
FOLLOWS:
SECTION 1. Ordinance No. B, adopted September 19, 1989, entitled "City of Rosemount
Zoning Ordinance," is hereby amended to rezone from R-3 Multi -Family Residential to C-4
General Commercial the following described property located within the City of Rosemount,
Minnesota to -wit:
South Rose Park 3rd Addition
SECTION 2. The Zoning Map of the City of Rosemount referred to and described in
said Ordinance No. B as that certain map entitled, "Zoning Map of the City of Rosemount,"
shall not be republished to show the aforesaid rezoning, but the Clerk shall appropriately mark
the said zoning map on file in the Clerk's office for the purpose of indicating the rezoning
hereinabove provided for in this Ordinance and all of the notation references and other
information shown thereon are hereby incorporated by reference and made a part of this
Ordinance.
SECTION 3. This ordinance shall be effective immediately upon its passage and
publication according to law.
