I��co��nded Action: A motion to adopt A RESOLUTION APPROVINQ THE WE:d�MF.NN FIFTH ADDITION. B�ck�round Fi�rb Wensm�nn, developer of the Wensmann Additions Planned Unit Developed has requested approval of the Wensmann Additians Final Ll�t. 1��tached with this review are copies of the Wensmann Addition Final Plat and a Resolution authorizing approval of Wensmann Fifth Addition. Tr.e Development Contract will be presented at a subsequent meeting. Ti�e property in question is situated within the MUSA and is designated Medium Density Residential in the Comprehensive Guide Plan. Council will consider rezoning of the property following th� Public Hearing to be held at this meeting. The Fifth Adciition is comprised of 38 Single Family Lots and represents the final phase of the 209 unit Wensmann Additions Planned Unit Development. The plat is in conformance with the Wensmann Additions Preliminary Plat/PUD Plan and meets all zoning and subdivision arainance requirements with one exception. Zoning Ordinance frontage requirement of 80 ' was varied by PUD to allow 75 foot wide minimum frontage. Tr:� Planning Commission has recommended approval of the Wensmann Fifth Addition plat subject to one minor modification effecting lot dimensions within Block 3 of the plat. The modification �equested by the Planning Commission involved reducing the width o� lot 1, by 2 feet and increasing the width of lot 5 by 2 feet. Tris change has been incorporated into the final plat. � CITY OF ROSEMOUNT � DAKOTA COUNTY, MINNESOTA 1 RESOLUTION 1990- A RESOLUTION APPROVING THE WENSMANN FIFTH ADDITION W�iEREAS, the City of Rosemount has approved the Wensmann Additions preliminary plat/Planned Unit Development plan; and WHEREAS, the Planning Commission of the City of Rosemount has recommended approval of the Wensmann Fifth Addition final plat. NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby approves the Wensmann Fifth Addition final plat, subject to an executed Subdivision Development Contract.
