SACHS & RASSIIBE ADDITION FINAL PLAT Property owners: Glenn Kassube, Gary Kassube, and Rollie Sachs have submitted a final plat for appraximately 7 acres of property located l/2 mile west of the intersection of County Highway -42 and Trunk Highway 52 . Enclosed with this review is a copy of the Final Plat. The Planning Commission had recommended approval of the Sachs & Kassube Addition Preliminary P1at on November 15, 1988 and City Council had approved' the`Preliminary, Plat in December of 1988. The final platting has been delayed largely because of some problems in clearing up the titles of the parcels being platted. The 7 acres in question is currently divided into three parcels by metes and bounds description with Gary Kassube and Ra11ie Sachs each owning approximately 1 acre apiece and Glenn Kassube owning the remainder of the property. The purpose of platting the property is to allow both` Rollie Sachs and Gary Kassube to enlarge there existing lots to approximately 1.8 acres in size. There is already' a home located on each of the proposed lots so no new building lots will be created by this subdivision. Rollie Sachs and Gary Kassube originally requested that the proposed division of property be performed by metes and bound division to allow Glenn Kassube to deed property to them to enlarge their existing lots. I suggested to the owners that the resulting legal description of the three parcels would be cumbersome to deal with for City record keeping and that it would be more appropriate to plat the property. Because we are dealing with a situation here where we are reconfiguring the boundaries of existing 1ega1 lots of record the proposed preliminary plat does not meet current zoning ordinance requirements. Current ordinance requirements not being met include: density (1 home/10 acre requirement) for Agriculture District and frontage (300 feet on a Public Street) . The proposed subdivision will enlarge two very undersized lots while only modestly reducing the Glenn Kassube's property and will not allow any additional homes to be built. NOW, TIiEREFORE, BE IT RESOLVED, the City Council of the City of Rosemount hereby approves the Sachs and Kassube Addition final plat. ADOPTED this 6th day of February, 19900 Vernon J.
