R��om�ended Mot�on: Set public hearing to consider the South Rose Park
3�� F�adition R�zoning �nd Pre3iminary Plat for September 4, 1990 at
8:00 p.�►. or as soon th�reafter as possible.
Clif� C�rlson, partner of Carlson Farms, Inc. , has petitioned the City
to rezone the proposed South Ro�e Park 3rd Addition from the R-3 Multi-
F�r:ily R�sidential District to the C-4 General Commercial District.
:�Iz�. CGrlso:� has requested this rezor�ing in co:�junction with requesting
subdiv�sion aaproval for a replatting of 3 .7 acre lot in South Rose
Park Addition Replat. The proposed subdivision is situated at the
intersectian o� Carousel Avenue and Chippendale Avenue (south of
Detlefson`s Medical Eldg. ) .
The property in question was originally subdivided and developed with
stre�t ar.d utilities with the platting of South Rose Park with the
inte.^.t of developing rental housing. Inability to market the property
�or that use has caused Mr. Carlson to pursue rezoning and subdivision
of the property for speculative commercial development.
City Council has previously approved a Guide Plan Amendment to
red�signate the prop�rty involved in the South Rose Park 3rd Addition
¢rom High Density Residential to General Commercial.
�t i5 requested by Staff that Council set a hearing to consider these
items as referenced in the recommended notian indicated above.
