MINNESOTA WISCONSIN � � ' EXECUTIVE SUNIIKARY ' jProject 201 provides for the southeasterly extension of approximately 900 linear feet of 16" trunk watermain and � appurtenances through the proposed Limerick Crossing Townhouse Development. The development consists of four multiple unit � residential buildings and site amenities and is located immediately south of the Limerick Way Townhouse Development and east of Shannon Parkway. � The total estimated cost of the project is $65,000. Of the � total, $37, 500 can be recovered through assessments and the remaining $27, 500 will be obtained from the Water Core Facility 1 Fund. The project is scheduled for construction during the fall of 1989. ' , ' � � � 1 � � 1 i 1 � � PART 1 , INTRODUCT'ION � 1 . 1 AUTHORIZATION , On June 7, 1989, the City of Rc�semount, upon petition by the property owners, authorized the preparation of an engineer- ' ing feasibility report for the construction of watermain within the Limerick Crossing Townhouse Development. This � project has been designated as City Project No. 201. 1.2 SCOPE ' The purpose of this report is to determine the engineering feasibility of this pro�ect b�.sed upon a review of the data � available, make recommendatioris and provide cost estimates for the construction of the proposed watermain in the � Limerick Crossing Townhouse Development. 1.3 DATA AVAILABLE � Information and materials used in the preparation of this report include: � 1. Limerick Crossing Townhou,se Site Plan. 2. City of Rosemount Constru�ction Record Drawings. ' 1 1 1 ! 1 � Part 1 -� 1 � , _ PART 2 ' GENERAL BACKGROUND � � � 2. 1 LOCATION ' The pro�ect is located in tk�e northwest quarter of the southeast quarter of Section �0 and is immediately east of � Shannon Parkway and north of Dodd Boulevard as shown on Drawing No. 1. � 2.2 PROJECT AREA � The Limerick Crossing Townhouse Development consists of four multiple unit residential buildings along with eight garage buildings and site amenities. Site grading, sanitary sewer, ' drainage and other site improvements will be constructed by the developer as part of the development. ' 2.3 ADJACENT PROPERTY , The Limerick Crossing Townhouse Development is located south of the Limerick Way Townhouse Development and east of Shannon Parkway. Utility con:�truction in the Limerick Way , Townhouse Development was completed earlier this year under City Project No. 193. Utility and street construction in � Shannon Parkway was completed in 1988 under City Project No. 171. � , � � � ' Part 2 - 1 ' ' PART 3 ' PROPOSED IMPRQVEMENTS ' 3. 1 WATERMAIN , Proposed watermain facilities are shown on Drawing No. 2. These facilities include the canstruction of a 16" watermain 1 and appurtenances from the Lirnerick Way Townhouse Develop- ment through the Limerick Crossing Townhouse Development to � Dodd Boulevard; and along the north side of Dodd Boulevard to Covington Avenue. The construction will also include a crossing under podd Boulevard �t Covington and connection to � an inplace 16" watermain which was constructed as a part of the Carrollton 2nd Addition Development. The 16" watermain , will provide service to Limeriak Crossing Townhouse units as well as serve as part of th� City's trunk water system. , Service lines for each building will also be constructed as part of the proposed improvemerit. I3.2 EASEMENT$ A 25 foot utility easement will be required through the ' Limerick Crossing Townhouse Development for the construc- tion, operation and maintenanc�; of the proposed watermain. , This easement i;s anticipated to be dedicated as part of the � final plat. � ' ' ' � Part 3 - 1 , , PART 4 , FINANCING ' 4. 1 COST ESTIMATE ' A detailed cost estimate for the construction proposed herein is included in the appendix of this report. This ' estimate is based on current 1989 unit costs and includes allowances for contingencies and anticipated overhead costs. , The total estimated cost of the proposed construction is $65,000. ' 4.2 ASSESSMENT AREA The assessment area consists c�f Parcel No. 34-03010-014-80 ' which is proposed to be pAatted as Limerick Crossing Addition. , 4.3 CORE FACILITY FUND , The differential cost between a 6° main and appurtenances and the proposed 16" trunk main will be recovered from the Water Core Facilities Fund.
