This property has but ten feet of frontage for access and no home building is permitted. Also in 1988 market value increased I To $3,200.00 from 1987 market value of $2,800.00, an increase of 14.28 percent. Is this increase applicabale to such described property? PID: 34-62802-060-03 Legal: Edwin Rahn 3rd Addition Apartments To the best of my knowledge the above named property was assessed at 98,000 in 1985, payable 1986. The following year the assessed value increased to 109,500 and has remained there since. I bought the property in December 1985 for 115,000. I received excellent C/D terms in the purchase; justifying a price this high. At this point in time, due to the TRA of 1986 and other less significant factors, I don't feel I could sell my property for more than the EMV, if that much. Prior to my purchasing the property in 1985 for 115,000, the property had been on the market for over 1 year. I came along and bought it, paying too much in my opinion. Rents have not increased as I had anticipated in this particular investment, therefore reducing relative value of the investment. The tax burden of over 4300 dollars per year keeps me from spending a little extra here and there on the investment, thereby improving its appearance in a residential neighborhood. Another point I would like to make in a comparative sense with the other 4 unit buildings next to me is that my unit does not have the blacktopped parking lot with separate electrical hookup for each unit. I feel that this feature alone is a definite plus. However, those buildings are also assessed on 109,500. My feelings and indications of a fair market value of this property is between 99,000 and 104,000, based on obtaining any conventional type financing. The market value assessed increased $18,900.00 from $74,200.00 to $93,100.00. I assume this is due to our extra addition. This addition however is not complete. From the outside it looks done, but is only a shell. The inside has only stud walls with no electric or insulation. This addition will not be completed for an extended period of time, as we have stopped construction. If an appointment needs to be set to view the inside I can be reached at 423-5172.
