The City has recieved a request for a simple lot division of property in the
Oakwood Estates Addition. Included with this review is a copy of a letter from
the applicant's attorney describing the particulars of the lot division. Also
included is a copy of the Oakwood Estates plat which illustrates the lots in
question: Lots 12, 13, & 14 of Block 3. Currently the McCoy's own lot 14 and
the Leidner's own lot 12; and, lot 13 is owned by Donald Christianson. Lot's 12
and 14 are developed with homes while lot 13 is undeveloped. It is the intent of
the McCoy's and the Leidner's to spilt lot 13 with each party permantly
combining half of the lot to their existing lot. Mr. Christianson has expressed
his interest in spliting the lot and selling the respective portions to the McCoy's
and Leidner's. Attached to this review is a copy of a resolution which would
indicate new property descriptions for the McCoy's and Leidner's property which
would cause permanent combination of north 50' of Lot 13 with lot 12; and, the
remainder of lot 13 (south 50) with lot 14.
It is the recommendation of the Planning Commission that the City Council
approve this Simple Lot Division of property in Oakwood Estates.

I respectfully request that Lot 13, Block 3, Oakwood Estates
be split in accordance with the following legal descriptions:
Parcel A
The North 50 feet of Lot 13, Block 3, Oakwood Estates
Parcel B
Lot 13, except the North 50 feet thereof, Block
3, Oakwood Estates
It is the intention of Dale and Ellen Leidner, who own Lot
12, Block 3, Oakwood Estates, to become the owners of Parcel
A, and the intention of James and Catherine ;McCoy, the owners
of Lot 14,,Block 3, Oakwood Estates, to become the owners
of Parcel B.
Please process this request in your usual manner, presenting
it to the Rosemount City Planning Commission as soon as possible.

RESOLUTION 1988-
A RESOLUTION FOR A SIMPLE LOT DIVISION
WHEREAS, the Planning Commission of the City of Rosemount has
reviewed and recommended approval of a simple lot division. in Lot
13, Block 3, Oakwood Estates, described below.
NOW THEREFORE BE IT RESOLVED, the City Council of the City
of Rosemount hereby approves the division of Lot 13, Block 3,
Oakwood Estates, resulting in the following described parcels:
Lot 12, Block 3 and the North 50 feet of Lot 13, Block
3, Oakwood Estates.
Lot 14, Block 3 and Lot 13, except the North 50 feet
thereof, Block 3, Oakwood Estates.
Adopted this 2nd day of August, 1988.
