HomeMy WebLinkAboutMarket Value Assessment Disputesr PUBLIC NOTICE ASSESSMENT NOTICE NOTICE IS HEREBY GIVEN, That the Board of Review -Equalization of the CITY of ROSEMOUNT in DAKOTA County, Min- nesota, will meet at the office of the Clerk in said CITY OF ROSEMOUNT, at 7:30 o'clock P.M., on TUESDAY, the 26th day of MAY, 1987 for the purpose of reviewing and correc- I ing the assessment of said CITY for the year 1987. All persons considering themselves ag- grieved by said assessment, or who wish to complain that the property of another is assessed too low, are hereby notified to ap- pear at said meeting, and show cause of hav- ing such assessment corrected. No complaint that another person is assessed to low will be acted upon until the person so assessed, or his agent, shall have been notified of such complaint. CLERK'S OFFICE CITY OF ROSEMOUNT Other appointments prevented me from attending this meeting. However, I would like to question the new Market Value as assigned on the most recent Assessor's statement. BASIS: We werethinkingof selling our house in November of 1986, and contacted a local realtor for an estimate of market value. - Dakota Central Realty did a market evaluation for us based on a visual examination of the property. They also showed us several comparable listings. On that basis, they suggested a listing of our house at $85,000 to $89,000, with the middle of the spread as their estimate of its market value. That would be $87,000. The lower than anticipated market value is what caused us to decide against listing. There have been no equity improvements made on the property (ie, NO NEW FURNACE, ROOF, OR REMODELLING). CONCLUSION: We believe that the $91,400 market value assigned by the Assessor's Office is a basis at least $4,400 too high. Thank you for your consideration of this matter.
