Karnick • Lot Combination Enclosed are copies of a survey, lot combination agreement and resolution for property located on 160th Street, just east of Coates. The Karnicks wish to construct a garage on one of the parcels, which led to our recommendation to legally combine all three. The ; Karnicks have agreed, since this will also resolve any future title problems. s i Lot Combination Agreement This agreement made and entered into this day of 19 , by and between the CITY OF ROSEMOUNT, a Minnesota municipal corporation, hereinafter the "City", and hereinafter the "Developer". WHEREAS, Developer is the owner of the property described on the attached Exhibit "A"; and WHEREAS, the property described on the attached Exhibit "A" is presently considered as three separate parcels according to the zoning and subdivision ordinances of the City; and WHEREAS, the parties desire to combine the property described on Exhibit "A" into one parcel for purposes of the City's zoning and subdivision ordinances. NOW THEREFORE, in consideration of the above and other good and valuable consideration the parties hereto agree as follows: 1. The property described on the attached Exhibit "A" is hereby combined into one parcel or lot for purposes of the City's zoning and subdivision ordinances. 2. This agreementshallrun with the land and may be recorded' 'g'aiinst (lie title to the subject property. Ari surveyed by me thin 30th day nr November, 197.+. ti e kw,,,jt ti<.T ra nE( ISTRATION NO 867% l f,: CITY OF ROSEMOUNT RESOLUTION 1987- A RESOLUTION APPROVING A COMBINATION OF PROPERTY BY METES AND BOUNDS DESCRIPTION WHEREAS, the City of Rosemount has received a request from Irwin N. and Mary Ann Karnick to combine the following described parcels by metes and bounds description: Property A: Beginning at a point on the south line of Section 31, Township 115 North, Range 18 West, said point being 1884 feet west of the southeast corner of said Section, thence North at a right angle 145.2 feet, thence west and parallel to said section line 150 feet, thence south 145.2 feet to the aforesaid section line, thence east along said section line 150 feet to the point of beginning, containing one-half (1/2) acre, Dakota County, Minnesota; and Property B: Beginning at a point on the south line of Section 31, Township 115 North, Range 18 West, said point being 1734 feet west of the southeast corner of said section, thence north ` at a right angle 145.2 feet, thence west and parallel to said section line 150 feet, thence south 145.2 feet to the aforesaid section line, thence east along said section line 150 feet to the point of beginning, containing one-half (1/2) acre, Dakota County, Minnesota; and Property C: That part of the West Half of the Southeast Quarter (W 1/2 of SE 1/4) of Section Thirty -One (31), Township 115, Range 18, Dakota County, Minnesota, described as follows: Commencing at the southeast corner of said section; thence west along the south line of said Southeast Quarter a distance of 2034.0 feet; thence deflect 90 degrees right a distance of 145.20 feet to the point of beginning; thence continuing north along the last described line extended a distance of 76.15 feet; thence deflect 90 degrees right a distance of 286.00 feet; thence deflect 90 degrees right a distance of 76.15 feet; thence deflect 90 degrees right a distance of 286.00 feet to the point of beginning. Containing 0.5 acres. WHEREAS, the Planning Commission of the City of Rosemount has recommended approval of the indenture for combination of Properties A, B and C. NOW THEREFORE BE IT RESOLVED, the City Council of the City of Rosemount approves the indenture combining Properties A, B and C between the City of Rosemount and Irwin N. and Mary Ann Karnick and authorizes the signatures thereon and distribution to the County.
