AG ENDA ITEM: Steeple Center Sidewalk Replacement AGENDA SECTION:
Consent
PREPARED BY: Dan Schultz, Parks & Recreation Director AGENDA NO. 6.f.

RECOMMENDED ACTION: Motion to approve a contracting with Versacon to re-grade the
area south of the Steeple Center and replace the old sidewalk with a brick paver sidewalk
in the amount of $29,104.90.
ISSUE
The sidewalk on the south side of the Steeple Center, between the Library and former church building, is
several decades old and is in very poor condition. There are several large areas where the concrete has
fallen apart or cracked. Staff finds the sidewalk to be a hazard and it needs to be replaced. Please see the
attached photos of the sidewalk.
The area near the sidewalk also needs to be re-graded to allow for better drainage of the site. There is
currently a small berm between the sidewalk and the drainage swale to the south. Staff is recommending
that we re-grade the area between the sidewalk and the drainage swale and then replace the existing
concrete sidewalk with brick pavers matching the pavers in front of the building.
Staff requested the contractor working on the Steeple Center Restoration Project provide us with pricing
for the grading and replacement of the sidewalk with either brick pavers or concrete. The costs for the two
different options for regarding the site and replacing the sidewalk are listed below:
Re-grading and replacing the sidewalk with brick pavers: $29,104.90
Re-grading and replacing the sidewalk with concrete: $22,069.90
The architect working with the City on the restoration project feels the proposed pricing is very reasonable
and in-line with what they would estimate the cost of the project to be.
The City currently has $18,246.81 encumbered for Steeple Center Landscape Improvements, which staff
has been planning to use for this sidewalk replacement/re-grading once the building restoration project is
complete. The remaining funds would come from Building CIP reserves.
BACKGROUND
This sidewalk has been the topic of discussion at past City Council meetings. The area south of the church
has been looked at for a space that could be used for programming or small special events. There has also
been some discussion about creating some space between the Steeple Center and Library for a sculpture
garden. With the improvements being proposed, the site would better accommodate the use of the space.
SUMMARY
Staff is recommending the City Council approve re-grading the area between the sidewalk and the drainage
swale and replacing the existing concrete sidewalk with brick pavers at a cost of $29,104.90.
