ISSUE T'he City xecently received development pla,ns fox the Cliff Property which is located along the west side Akron Avenue and north of Bacardi Avenue.The property is 79.52 acres in total gross area and hosts several wetlands.The site has historically has been used for agricultuxal purposes.The development plan for the property includes 153 new units and three outs for e�cisting residential units. 'I'he Parks and Recxeation DepaYtment sta.ff has reviewed the development plans for the Cliff Property Preliminary Plat and has the following recommendations: PARKS DEDICATION The City's Parks Master Pla.n does not identify having a public park on this property.'I'he Master Plan identifies a futuxe public park (N8) just west of the Cliff PYoperty. Staff is recommending the City collect cash dedication in-lieu of land to meet the parks dedication requirement. The developer has pYoposed to build 153 new units.The parks dedication for 153 units is $520,200 ($3,400 per unit x 153 units = �520,200).The parks dedication fees for each unit will be paid once a lot ha,s gone through the final plat process. SIDEWALKS and TRAILS The trails and sidewalks that have been proposed appear to meet the City's goal of having connected neighborhoods. Staff is recommending that a sidewalk be added on the east side of street E along lots 195- 198. Staff would like for the Commission to review the development plans and consider recommending approval of preliminary plat as submitted with the recommendations provided by staff.
