ISSUE
For the last year there has been a “project updates” item on the agenda. The item contains updates from
Retail Strategies along with information from City Staff. Any questions can be addressed during this
section of the agenda. Local project updates are noted below with the Retail Strategies info attached.

Sport Clips at 15063 Canada Ave at 8:30 on October 8, 2019
Jersey Mike’s at 15065 Canada Ave at 4:30 on October 8, 2019
The Meeting Point at 14537 Dodd Blvd at 4pm on October 10, 2019
RETAIL
Multi-tenant Retail: Interior space permits have been issued for Sport Clips and Jersey Mikes, along with
the sign permits. CO’s are expected in the next couple of weeks.
Warren’s property: Staff recently met with Warren and he will be applying for city planning approvals over
the winter months. One of the existing apartments received a certificate of occupancy and has tenants.
Merchants Bank site: Additional details are still being discussed regarding the site.
Akron Ave: Staff met with the property owner and their new land broker. A concept with rec center and
additional commercial will be created for marketing of the site.
MGM retail space: Nothing new to report.
Downtown: Status remains unchanged.

INDUSTRIAL
UMore Industrial site. Verified with development partners that there continues to be interest in the site.
There is no new information to share on the Opus site.
Biscayne Business Park: The developer will be grading and plans to obtain one building permit for the
southeastern building yet this year.
Rosemount Business Park: No new information at this time.

We make retail happen.
RETAIL RECRUITMENT UPDATES
•National Convenience Store –In our continued conversations with them, we have showed
them the site across from Dakota Technical College and they have turned it down for the
time being. They don’t like the access as most of their access would be on Akron and not
145th. Our contact did tell us they are very much actively look along 145th as well as S.
Robert Trail. We have sent them a site on 160th and S. Robert Trail. We will continue to
work to find them the right location.
•145th Street and Akron Ave. –We contacted Daniel Herbst, owner of the NE corner of 145th
Street and Akron Ave, and asked if he’d be willing to parcel off his site or if he’d only sell it
all together. He said he’d be open to anything and we reached out to Casey’s about this
site. We will continue to see what we can do to help him here. He mentioned his initial
plans were residential for this site.
•Launch Properties –We have been back and forth with Scott Moe of Launch Properties to
discuss development opportunities in Rosemount. We have scheduled a call for this week
and will update as soon as we have more information.
•Colliers –160th and S. Robert Trail –Our team has contacted Jeremy Grittner regarding the
21 acres he has listed on the NE corner of 160th and S. Robert Trail. After our most recent
conversation we had with the interested C-store we believe this site could be a fit.
•National Auto Parts User and National Tire Store–This group was hoping for more retail
synergy as we mentioned. It is still on their radar; however, they need more information
about what else is planned for this development. We continue to help them gather
information as they need it.
•Regional Coffee Shop –We have reached out to them again to see how the expansion is
going in Minnesota. They have been working to find franchisee to purchase areas in the
state. Last year they weren’t quite ready yet. They are checking now to see if they’ve had
any interested in this region and will get back with us soon.
