SUMMARY
The Planning Commission is being asked to continue its review of a multi-component application from KJ
Walk, Inc. to the next regular Planning Commission meeting on September 22, 2020. The applications for
a Comprehensive Plan Amendment, Rezoning, Planned Unit Development, and Simple Plat are associated
with a proposed hotel and senior living project located in the northwest quadrant of the Business Parkway
and 145th Street (County Highway 42) intersection. The Commission previously reviewed the request at its
June 23, 2020 meeting, and tabled its discussion on the matter to give the applicant and staff time to
address questions and concerns from the meeting. The applicant subsequently met with some of the
neighbors near the site, and based on this meeting, is preparing some updates to the development plans.
The City has since received an updated set of civil plans, but to date has not received any revised
architectural drawings for the project. The architectural plans will be crucial for understanding the project
height and impacts of the senior buildings in particular.
Because the revised architectural plans were not submitted in time for the next Commission meeting staff
is asking the Commission to continue its review until the September 22, 2020 meeting. Please note that the
City has worked with Bolton and Menk over the last month to complete an updated Traffic Impact
Analysis for the project and will be including this information as part of the September meeting packet.
